How to calculate FAR in Bengaluru: 3 steps
Enter four inputs and get the full buildable envelope. Every output traces back to the zonal regulation your planning authority actually sanctions under — BDA's RMP 2015, a BMRDA outer LPA, or BMICAPA.
Describe the plot
Pick the planning authority from the twelve in scope, then the land use, and enter the road width and the plot's width and depth in feet.
The calculator reads that authority's own tables
BDA plots take FAR from RMP 2015 Tables 10–21 and setbacks from Tables 8–9 and 16; the BMRDA outer LPAs use their own road-width tables; BMICAPA uses Table 5.6, and KIADB its own 3.2.1–3.2.2 setbacks. The authority is what decides which of those applies — they do not agree with one another.
Read what the plot can carry
Achieved FAR, built-up area, floor count, ground coverage and the setback on each side — plus what the February 2025 Premium FAR notification would add, which the calculator splits into its cash and DRC halves for you.
