How to work out what you can build in Hyderabad: 3 steps
Enter three inputs and get the full buildable envelope. HMDA is the unusual one: its rules prescribe no FSI or FAR at all, so what you can build comes from the setbacks and the height instead.
Describe the plot
Pick the land use, then enter the road width and the plot's width and depth in feet. There is no authority to choose — HMDA is the only one in scope — and no congested/non-congested split.

GO Ms. No. 168 sets the base setbacks, height, cellar and stilt rules; GO 145 adds Table III(C) for commercial plots; GO 16 and GO 95 govern TDR and put the high-rise threshold at 21 m. Because no FSI is prescribed, the permissible coverage is simply what the mandatory setbacks leave.

Built-up area, floor count, height, the setback on each side, the organised open space (tot lot) carved out of the buildable area, and what a TDR relaxation on height or setback would add. There is no coverage percentage to show, because the regulation does not set one.
