Open the portal Go to biharbhumi

bihar.gov.in. On the homepage, click "Jamabandi Panji dekhein" (View Jamabandi Register) or use the Bhumi Jankari Advanced Search for plot-specific queries.

Select location Choose District, then Anchal (Circle), then Halka, then Mauza from dropdowns

Click Proceed.

Search by Khesra number Select "Khesra Number" as your search option

Identify the right Anchal The Patwari (revenue officer) covering the Mauza where the plot sits holds the physical records

Find the correct Anchal using the portal's location search before visiting.

Carry what you need Bring your Aadhaar or Voter ID, the Mauza name, and the Khesra number if known

Common Issues With Khasra Bihar Land

These five problems appear regularly in Bihar land transactions ,two of them can make the purchase entirely worthless.

Seller quotes wrong Khesra number

Sometimes accidental, sometimes deliberate. A seller shows you one plot on the ground but quotes the Khesra of a different, better-titled plot nearby. The two parcels may share a boundary, making the swap hard to catch visually.

Fix: Walk the plot with the Patwari or a licensed surveyor, Khesra record in hand. Confirm boundary markers match the official entry.

Area mismatch between record and seller's claim

Bihar's digitised records carry errors from the original computerisation. Recorded area in the Khesra entry sometimes differs from the physical measurement of the plot.

Fix: Commission an e-Mapi (digital survey) through the Bihar Bhumi portal before finalising the price. Do not pay per-acre rates until the area is confirmed.

Gairmazrua Khesra sold as Raiyati

Some older or rural Mouzas have incomplete digitisation. A Khesra that exists physically may not appear on biharbhumi.bihar.gov.in because the original entry was not captured during the computerisation drive.

Fix: Visit the Circle Office and request the physical Jamabandi register. Do not assume the land is problem-free just because the portal returns nothing.
