The Civil Code divides estates through inventory proceedings. Inherited land lists after that position settles, not before.

The sanad binds its conditions

Conversion grants specify use and terms. Building outside them invites the enforcement they exist to prevent.

The coast outranks the sanad

CRZ layers restrict what no grant overrides. Near water, the coastal position comes first and in writing.

Red flag: A Goa seller fluent about the view and vague about the layers, the tenants column, the inventory position, the zoning gate, the older references, is selling scenery attached to an unfinished title. The scenery is real; insist the title become real too.
