This calculator applies Nagpur's building rules to your plot: UDCPR 2020 as NMC and NMRDA sanction it, together with the Nagpur-specific Ch.10.3 provisions and the Metro Rail Corridor rules under Reg 14.2.3. Nagpur shares UDCPR with Pune, so the base tables are the same — what is not the same is Ch.10.3 and the corridor, which is where a Nagpur plot's entitlement is genuinely decided.

What fixes your FSI

Basic FSI is read off the road width and the area type — Table 6G for non-congested plots, Table 6A for congested ones. Ch.10.3.1–10.3.4 then govern commercial and industrial development and plots of 1,000 sq m and above, and commercial plots take a further split depending on whether the development is mixed or residential in character.

Premium FSI and TDR sit on top of that entitlement independently of each other, as UDCPR's Table 6G Note (iv) allows. The result panel shows the FSI achieved alongside the ceiling the same plot could reach, so it is clear what more is available and what would buy it.

The Metro Rail Corridor

A plot within 500 m of the Nagpur Metro Rail Corridor is assessed under Reg 14.2.3: Table 14-O sets the FSI and Table 14-Q the side and rear setbacks. The difference is large enough that it usually decides what is worth building, which is why it is a switch here rather than an assumption — and why the tool leaves the corridor as your declaration to make against NMC's map.

Worked example: 20 × 30 m plot on a 18 m road

What this calculator returns for a 20 × 30 m residential plot on an 18 m road inside NMC, non-congested and on the Nagpur Metro Rail Corridor, with no Premium FSI or TDR. The figures are computed by the same Nagpur rules the tool runs on, so they are what you would see on screen for the same inputs.

What is the FSI in Nagpur?

Nagpur builds under UDCPR 2020, with its own Ch.10.3 provisions layered on. Basic FSI comes from the road width and whether the plot is in a congested or non-congested area (Table 6G non-congested, Table 6A congested), and Ch.10.3.1–10.3.4 govern commercial and industrial development and larger plots. Premium FSI and TDR can be loaded on top, and a plot on the Metro Rail Corridor draws its entitlement from Table 14-O instead. For the worked example above — a 20 × 30 m residential plot on an 18 m road inside NMC, non-congested and on the Nagpur Metro Rail Corridor, with no Premium FSI or TDR — the achieved FSI is 2.00, giving 12,917 sft of built-up area.

What does the Nagpur Metro Rail Corridor add?

A plot within the 500 m corridor is assessed under Reg 14.2.3 rather than the ordinary FSI tables — Table 14-O sets the entitlement and Table 14-Q the side and rear setbacks, which is why a corridor plot can carry substantially more floor area than an identical plot outside it. The corridor is a declared input here, not something the tool can verify for your address, so check it against NMC's corridor map before relying on the figure. On the example plot the corridor entitlement works out to 12,917 sft over 3.8 floors within 12.0 m.

Does this cover both NMC and NMRDA?

Yes — jurisdiction is a required input. Nagpur has no second municipal corporation, so unlike Pune there are only two options, and both sanction under UDCPR 2020 with the Nagpur Ch.10.3 provisions.

What setbacks apply to a Nagpur plot?

Table 6D for non-congested plots and Tables 6B–6C for congested ones, Table 6H for industrial development, and Table 14-Q for side and rear setbacks inside the Metro Rail Corridor. They are keyed to the plot frontage, the road width and the building height, so they move as the rest of the design does. On the example plot they are 4.5 m at the front and 3.0 m at the sides and rear.

Do larger plots get a different FSI in Nagpur?

They can. Nagpur's Ch.10.3 provisions include rules keyed to the plot itself — Ch.10.3.4 covers plots of 1,000 sq m and above — so the entitlement on a large plot can differ from a smaller one on the same road. The calculator applies whichever provision governs your inputs rather than assuming the ordinary table.
