How to calculate FSI in Pune: 3 steps

Enter four inputs and get the full buildable envelope. Every output traces back to a clause in UDCPR 2020, as PMC, PMRDA and PCMC apply it.

  1. Describe the plot

    Pick the jurisdiction (PMC, PMRDA or PCMC), the land use and whether the plot is in a congested or non-congested area, then enter the road width and the plot's width and depth in metres.

  2. The calculator reads UDCPR's own tables

    Basic FSI comes from Table 6G in a non-congested area and Table 6A in a congested one, keyed to the road the plot faces. Setbacks come from Table 6D, or Tables 6B–6C where the area is congested. Switch on the TOD overlay and a PMC plot draws from Table 24.2.3 instead.

  3. Read what the plot can carry

    Maximum and achieved FSI, built-up area, floor count, ground coverage, the setback on each side, and what Premium FSI or TDR would add on top — with the table each figure came from shown beside it.
