This calculator applies Vadodara's building rules to your plot: CGDCR 2017 — the Comprehensive General Development Control Regulations that govern the whole of Gujarat — as VMC and VUDA sanction it. Vadodara shares its rulebook with Ahmedabad and Surat but not its numbers: Table 6.9 is its own, with its own zone roster and its own 200 m road bonus. What that table says about your zone is what decides the answer, so the zone select is the first control on this page.

What fixes your FSI

The zone code does, on its own. Table 6.9 gives each zone a flat base FSI, a chargeable ceiling and a maximum, and there is no road-width axis anywhere in it — road width instead sets the height ceiling (Table 6.23) and the front margin (Table 6.24). That is a genuinely different mechanism from Maharashtra's UDCPR, where the road a plot faces moves the FSI table itself, and it is the single most common thing to get wrong by analogy.

The chargeable half is bought rather than granted: 30% of the Jantri rate since the 13-04-2023 amendment. The result panel shows the FSI achieved alongside the ceiling the same plot could reach, so what more is available — and what would unlock it — is on screen rather than implied.

The 200 m road bonus

Residential Zone 1 and Residential Zone 2 carry a second, higher chargeable tier for plots within 200 metres of a qualifying 36 metre road. On R2 that is the difference between a 2.5 and a 3.6 maximum, which usually decides what is worth building. Vadodara has one such tier and one only — the as-gazetted notification is explicit about it — so the control here is a straight in-or-out choice rather than the two-tier one Surat's R1 needs.

The band is your declaration. No road-centreline data is sourced for this, so the tool cannot verify it for an address; check it against VMC's own development plan before relying on the figure.

What does not apply here

Residential Affordable Housing, Heritage TDR and the Transit Oriented Zone are all absent from Vadodara — confirmed against the primary text rather than simply unimplemented. Table 6.9 has no RAH row, CGDCR scopes Heritage TDR to Ahmedabad's Core Walled City and §8.3's Transit Oriented Zone to AUDA. The Tall Building premium of Chapter 12.4 is statewide and does apply, and this page reads its eligibility off the massing you have actually built rather than a separate typed-in height.

What is the FSI in Vadodara?

Vadodara builds under CGDCR 2017 as VMC and VUDA apply it, and the FSI comes from Table 6.9 by zone code alone. Residential Zone 1 (which the table pairs with Commercial Zone 1) carries a base of 1.8 and a maximum of 2.7; Residential Zone 2 carries 1.2 base but an unusually large 1.3 chargeable allowance, taking it to 2.5. Road width does not enter the FSI table at all — it sets the height ceiling and the front margin instead. For the worked example above — a 15 × 20 m plot on a 12 m road in Vadodara's Residential Zone 1, built as a one- or two-unit dwelling, on the basic tier and outside the 200 m bonus band — the achieved FSI is 1.80, giving 5,813 sft of built-up area over 3 floors.

What is the 200 m bonus band in Vadodara?

Table 6.9 gives Residential Zone 1 and Residential Zone 2 a higher chargeable and maximum FSI tier for plots within 200 metres of a qualifying 36 metre road — R1 rising from 0.9/2.7 to 1.8/3.6, and R2 from 1.3/2.5 to 2.4/3.6. Vadodara has exactly one such tier, unlike Surat's Residential/Commercial zone, which has two. Whether your plot falls in the band is a declaration you make here: the tool checks no road-corridor geometry.

How much does Premium FSI cost in Vadodara?

The chargeable portion of a zone's entitlement is priced at 30% of the Jantri rate for the land, the figure that has applied since the 13-04-2023 amendment replaced the original 40%. Switching the Premium tier on here shows the extra floor area it buys against the basic tier, so the trade is visible before you commit to it. Zones whose chargeable column reads Nil — Gamtal, Recreation, the Restricted Zones — cannot buy it at any price.

Does RAH or the Transit Oriented Zone apply in Vadodara?

No, and that is a confirmed absence rather than a gap in this tool. Table 6.9 carries no Residential Affordable Housing row, Heritage TDR is scoped to Ahmedabad's Core Walled City by CGDCR's own chapter title, and §8.3's Transit Oriented Zone mechanism is scoped to AUDA. The Tall Building premium under Chapter 12.4 is a statewide mechanism and does apply, so it is the one overlay this page reports on.

What setbacks apply to a Vadodara plot?

The front margin comes from Table 6.24 by road width, running from 2.5 m on a road up to 9 m to 9 m on the widest roads. The side and rear margins come from Table 6.26: by plot size for a one- or two-unit dwelling, and by building height for everything else, with a flat 3 m concession on plots of 750 m² or less that stay under 25 m. Tables 6.25 and the common-plot rule add the distances between separate buildings on the same plot. On the example plot they work out to 3.0 m at the front and 1.5 m (rear 2.0 m) at the sides and rear.
