Periodic Patta is the long-term ownership record defined under Section 9 of the Assam Land and Revenue Regulation, 1886. Rule 1(2)(d) gives the holder permanent, heritable, and transferable rights over the plot.

Assam is one of those few states where land sits under two parallel categories, and most buyers don't know this going in. Annual Patta (AP) is a yearly lease. It's tied to cultivation and can't be sold or gifted. Periodic Patta land, also called Myadi Patta locally, is the real thing. Only this one can be registered, sold, or mortgaged. If a seller waves an Annual Patta and tells you it's "as good as ownership," he's either confused or lying. The deed simply won't stand at the Sub-Registrar.

How to Get Periodic Patta in Assam: Step-by-Step

You can apply online through Sewa Setu, or walk into the Circle Office with a paper application. Keep your Annual Patta copy, Chitha, trace map, and latest khajana receipt ready before you start.

Common Issues With Periodic Patta in Assam

Seller inherited the land but never bothered to mutate. The patta still shows a deceased pattadar. No mutation, no clean sale.
