Kerala's land memory has two keepers. The village office, now surfacing on entebhoomi.kerala.gov.in, holds who: the RoR entry, the thandaper account, the tax assessment. The sub-registrar, through PEARL, holds what was signed: deeds, mortgages, partitions. Every purchase reads both keepers and reconciles them.

The system's distinctive feature is the ground it stands on: a full digital resurvey, remeasuring the state village by village, so the records coming online are freshly verified rather than merely scanned. The thandaper ties a holder's parcels into one account, and the humble land tax receipt remains the state's everyday proof that record and possession agree.

Two limits matter. Coverage is phased, so unserved villages still work through the village office counter. And nothing on the records side shows a mortgage or a registered chain; the EC through PEARL, and for buildability, the paddy-wetland data bank, are separate and mandatory stops.

State-specific note: Kerala's costliest assumption is that dry-looking ground is dry land. The data bank and the RoR's class entry, not the surface, decide whether a parcel is buildable, and filled paddy sold as purayidam is the state's classic trap.

The order a careful buyer runs these in

Kerala rewards a strict order, because the class question and the survey-era question can each invalidate everything checked after them.
