Bhu Naksha Maharashtra: The Plot on Paper
The 7/12 tells you everything about a plot except what it looks like. Bhu Naksha supplies the missing sense: the cadastral map with each survey number drawn as a shape among neighbours, served through the Mahabhunakasha viewer, and the discipline it enables is simple and decisive, extract, map and ground made to agree before money makes their disagreements yours.
What the Bhu Naksha settles in Maharashtra
Definition
Bhu Naksha is Maharashtra's digital cadastral map layer: survey and Gat numbers rendered as plotted shapes, viewable through the Mahabhunakasha portal where a district's maps are digitised, with the plot's outline, area and neighbours readable on screen. Verify current coverage for your district, and treat the survey office's certified map sheet as the authoritative version for anything formal.
Use it to answer the questions no text can. Does the plot's drawn shape match the seller's description and the area on the extract? Which survey numbers adjoin it, and do those match the boundary story you've been told? Does any access route actually touch the plot, or does reaching it cross someone else's number? Screens answer these in minutes; discovering them after purchase takes years.
Then take the map outdoors. Walk the boundary with the printout, the neighbours and, ideally, someone who knows the village's markers, and let the three versions, drawn, remembered and fenced, argue until they agree. Where they will not, Maharashtra offers the formal answer: an e-Mojani measurement by the survey department, fixing the boundary with instruments instead of opinions.
Know the layer's silence too. The map says nothing about who owns, what is mortgaged, or which entries sit in the margin; it locates the plot the 7/12 describes. The two documents are halves of one fact and should be read as such.

Map checks that protect Maharashtra buyers
Five map questions, five protections.
| Check | Question | Protection |
|---|---|---|
| Shape match | Does drawn match described? | Stops wrong-plot purchases |
| Area tally | Do map and extract agree? | Surfaces subdivision errors |
| Adjacency | Who actually borders it? | Tests the seller's boundary story |
| Access | Does a way in touch the plot? | Prevents landlocked surprises |
| Hissa lines | Is the subdivision drawn? | Catches undivided-share confusion |
