What Bhu Bharati land details show: Pahani and ROR 1B

Definition

The Pahani (village account) and ROR 1B are Telangana's core land records. The restored 11-column Pahani shows the pattadar, extent, classification, mode of acquisition and the enjoyment column, while the 1B is the ownership extract drawn from it.

Most people read the owner name and stop. The legal health of the land sits in the columns beside it, and Bhu Bharati brought those columns back after Dharani thinned them out.

The enjoyment column matters most for buyers. It records who actually occupies and cultivates the land, and a mismatch between that name and the seller is the classic sign of a tenancy claim or possession dispute. The mode of acquisition column matters second, because government-assigned land carries transfer restrictions no sale deed can cure.

Search runs on three identifiers: the old survey number, the new LPM from the drone resurvey, and the Bhudhaar. If one fails, try the next before assuming the record is missing.

State-specific note: Parcels re-mapped in the resurvey often answer to the LPM first. The LPM printed on the Pattadar Passbook is the most reliable search key on the new portal.

How to check land details on Bhu Bharati

Viewing is free and takes minutes. Keep the survey number, Pattadar Passbook and Aadhaar at hand.

Online method

1
Open the portal and sign in
Go to bhubharati.telangana.gov.in and register with your mobile and OTP.
Use the same name spelling as your documents so later transactions do not bounce.
2
Open Land Details Search
Choose Pahani or ROR 1B, then select district, mandal and village.
Wrong village is the most common reason a search returns nothing.
3
Enter the identifier
Type the survey number, LPM or Bhudhaar, add the captcha and get details.
If the survey number fails, switch to the LPM from your passbook.
4
View or download the signed copy
View free on screen, or pay the small fee for the digitally signed PDF with QR and Bhudhaar.
Screenshots and plain printouts are rejected by banks and registrars.

Offline method (MRO)

1
Visit the Mandal Revenue Office
Carry the survey number or Pattadar Passbook so staff pull the right record.
2
Request the Pahani or 1B
Pay the counter charge and collect the signed copy, not a photocopy of a screen.
3
Use Meeseva for basic prints
Fine for a first look before a site visit; insist on the signed version for anything legal.

Common Bhu Bharati land details issues, and the fix

Four failures account for most stuck searches on the new system.

"No records found"
Usually migration lag, often mid-NALA sync between modules. It rarely means deletion.
Fix: search by LPM from the passbook, retry in a few days, then ask the MRO.
Record not digitally signed
Data without the Tahsildar's signature is not valid for a sale or loan.
Fix: request the MRO to apply the digital signature before you transact.
Survey number stops working
The parcel was re-mapped to an LPM in the drone resurvey.
Fix: find the LPM via your passbook number and search with that.
Name carried over wrong
A Dharani-era spelling error that quietly blocks loans and registration.
Fix: file an ROR correction at the Tahsildar before 13 April 2026.

Why the Pahani decides your Telangana land deal

Telangana ties registration to this record now.

🏦
Registration and lending both run on it
The slot will not open without a verified Bhudhaar, and every lender pulls the Pahani before sanctioning a plot or farm loan.
The record is the deal
A clean record is not paperwork, it is the deal.
🔍
Read it twice — online, then on site
Read it twice: once online before you visit, and once on site against what you see on the ground. The column that disagrees with reality is the one that costs lakhs later.
Red flag: A seller who will not pull the record up live on the portal in front of you, or who explains away an enjoyment column mismatch verbally, is hiding a problem. Walk away.

Frequently asked questions

How do I check my Pahani on Bhu Bharati?
Open bhubharati.telangana.gov.in, go to Land Details Search, select district, mandal and village, enter the survey number, LPM or Bhudhaar, and view or download the record.
Is the Pahani the same as ROR 1B?
They are linked but different. The Pahani is the full 11-column village record; the 1B is the ownership extract drawn from it. Buyers should read both together.
Is checking the record free?
Yes, viewing is free. You pay a small fee only for the digitally signed certified PDF that banks and sub-registrars require for transactions.
What is the enjoyment column?
It records who actually occupies and cultivates the land. If that name differs from the seller, treat it as a possession dispute until proven otherwise.
Why does my survey number show nothing?
The parcel was likely re-mapped to an LPM during the drone resurvey. Search with the LPM printed on your Pattadar Passbook instead.
Which copy do banks accept?
Only the digitally signed PDF carrying the QR code and Bhudhaar. Screenshots, plain printouts and unsigned records are rejected at loan scrutiny.
