Land area measurement in Gujarat follows GoRT-defined standards. Vigha (Bigha) is the primary traditional unit in Gujarat, with Biswa as its sub-unit. Guntha is also used. Official metric units — Hectare, Are, and Square Metre — are used in government land records.
In Gujarat, 1 Guntha is officially equivalent to 1,089 square feet (101.17 square metres), as per GoRT Section II.
Gujarat land records primarily use Guntha, Acre, and Hectare. Guntha is the standard local subunit used in Form 7/12 documents.
In Gujarat, the Record of Rights is called Form 7/12. It is maintained in Gujarati.
A Hectare is a standard metric unit of land area equal to 10,000 square metres or 100 ares, as defined in the GoRT.
A Guntha is 1/40th of an Acre, as defined in the GoRT.
The legal framework includes: Gujarat Land Revenue Code, 1879, The Bombay Survey and Settlement Manual Vol -1, The Bombay Survey and Settlement Manual Vol -2, Gujarat Tenancy and Agricultural Lands Act, 1948.
VF-7 (Village Form 7) records the ownership details and rights over a land parcel. VF-12 (Village Form 12) records the cultivation and crop details. Together they form the 7/12 Utara, which is the primary land record extract in Gujarat.
Form 6 or Hakk Patrak is the Record of Rights in Gujarat that lists all rights, liabilities, and interests in a land parcel. It includes details of ownership, tenancy, mortgages, and other encumbrances.
