Land area measurement in Kerala follows GoRT-defined standards. Cent is the primary traditional unit, widely used across South India. Kaani is used in the Travancore region (Southern Kerala) and Kuzhi appears in older survey records. Official metric units — Hectare, Are, and Square Metre — are used in government records.
In Kerala, 1 Cent is officially equivalent to 435.6 square feet (40.47 square metres), as per GoRT Section II.
Kerala land records primarily use Cent, Acre, and Hectare. Kaani is used in the Travancore region, and Kuzhi appears in older survey records. Cent is the standard local subunit used in Thandapper documents.
In Kerala, the Record of Rights is called Thandapper. It is maintained in Malayalam.
A Hectare is a standard metric unit of land area equal to 10,000 square metres or 100 ares, as defined in the GoRT.
An Are is a metric sub-unit of hectare, equal to 100 square metres. 100 Ares make 1 Hectare.
A Cent is 1/100th of an Acre, equal to approximately 40.47 square metres, as stated in the GoRT.
Land records in Kerala are governed by: Kerala Land Tax Act 1961, Kerala Land Reforms Act, 1963, and Kerala Survey and Boundaries Act, 1961.
Kaani is a traditional land unit used in the Travancore (Southern Kerala) region. 1 Kaani = 57.6 Cents. Kuzhi is another traditional sub-unit equivalent to approximately 1 Cent (1/100th of an Acre). 100 Kuzhis = 1 Acre. These terms appear in older survey and settlement records.
Kerala conducted a comprehensive land resurvey, and many properties now have Resurvey Numbers distinct from their original Survey Numbers. The Resurvey Number is the updated identifier assigned during this process and is used in current revenue records.
A Block Number is an administrative identifier used in Kerala's revenue system to group survey numbers within a village. Land records reference the Block Number along with the Survey Number to uniquely identify a parcel.
