Ladakh charges: Male 7%, Female 3% (4 percentage point concession), Joint Male+Female 5%, Company / corporate 7%. Registration fee is 1.2% with no cap. Total effective: 8.20% male / 4.20% female / 6.20% joint. Ladakh inherited the Jammu & Kashmir Stamp Act schedule post the 2019 UT bifurcation, and the rates have remained at the J&K legacy structure since.
Until 31 October 2019, Ladakh was part of the State of Jammu & Kashmir. After the J&K Reorganisation Act, 2019 created Ladakh as a separate Union Territory, the existing J&K Stamp Act schedule continued to apply. No subsequent Ladakh-specific rate notification has been issued, so the J&K legacy rates (Male 7%, Female 3%, Joint 5%, Reg 1.2%) remain in force.
Women buyers pay 3% stamp duty vs 7% for men — a 4 percentage point concession. This is among the largest female-buyer concessions in India (matching J&K, which uses the same schedule). For joint Male+Female ownership, the rate is 5% (a 2pp concession on the male rate).
Ladakh applies strict land restrictions. Non-UT residents generally cannot purchase agricultural land. For non-agricultural property, land allotment is controlled by the Ladakh Autonomous Hill Development Council (LAHDC) — Leh and Kargil — with specific rules for each district. Buyers should consult LAHDC and the local Sub-Registrar before any purchase. Post the 2019 reorganisation, Ladakh follows central acts (Indian Stamp Act, Registration Act) but retains local land-transfer controls.
