Encumbrance Certificate (EC):

 

An Encumbrance Certificate (EC) acts as a crucial record stating all the transactions that have happened related to the specific piece of land. It's a trusted government-issued report, shedding light on legal claims, financial liabilities, or restrictions associated with the given land. However, it does not provide information about any outstanding disputes linked to the land. The EC can help you determine if there has been any double registration in the past.

 

 

Pattadar Passbook:

 

The Pattadar Passbook is a document issued by the revenue department to the owner of Patta land. It serves as a record of ownership and details like land area, district, mandal, village, and survey number. Each village possesses its own Pattadar passbook. In cases where a survey number spans two villages, there would be two Pattadars

 

RoR- 1B:

 

RoR stands for Record of Rights. It's a document similar to the Pattadar Passbook but includes additional information like the names of all co-owners, land classification, and soil type. In Telangana, ROR is used to check the ownership of ancestral land or any other land. Extracts of ROR-1B can be used to get details of land type, and the variety of activities carried out on land.

 

Sethwar:

 

A Sethwar is an important survey register and can also be called the mother of all documents. has details of survey numbers or Inam, name of the Chatedar, total area, pote-Kharab area, balance area (Dar), and the assessment. In the case of wetlands, it will give the details of a single crop or double crop, details of irrigational sources etc. 

 

Pahanis/Adangal:

 

In Telangana, Pahanis are village-level records earlier maintained by patwari and then by the village revenue officers (VROs). Now, the Pahanis are maintained online by MROs. They contain details about individual land holdings, including ownership, area, assessment, and cultivation details. Pahanis are referred to as Adangal in Andhra Pradesh.

 

Khasra Pahani:

 

A Khasra Pahani is the first recorded Pahani, created in 1954-55. Following the Sethwar, it stands as the most important document.

 

Chessala Pahani:

 

Following the Khasara Pahani, Chessala Pahani records were established between 1955-58, marking another significant document. Subsequently, Pahanis continued to be recorded annually.

 

Sale deed:

 

Sale deeds are legal documents that record the transfer of ownership of land from one person to another. They are registered with the MRO office and serve as proof of ownership.

They ensure the continuity of records over time. These documents can be earlier sales deeds, pattadar passbooks, encumbrance certificates, sethwar, pahani, and family member certificates.

A partition deed is a legal instrument formulated and enacted during the separation of a shared property. Primarily employed by families, this document facilitates the equitable distribution of inherited properties among members. Once the partition deed is executed, each individual assumes independent ownership of their respective share in the property, granting them the legal freedom to sell, rent, or gift their asset as per their preferences.

 

Masterplan extract:

 

A Masterplan is a map that shows the planned development of an area, including land use zoning, infrastructure projects, and future land acquisitions. It's important to understand how the land might be affected by future development. Masterplan extract is the screenshot of the concerned area from the Masterplan. 

 

Tippon/ tipan/tippan:

 

A Tippon is an official document issued by the revenue department, providing a recorded depiction of the boundaries of a specific piece of land through measured drawings derived from surveys conducted in the 1940s. This document highlights the dimensions of the land, making it essential for the verification of land area and the maintenance of accurate records.

 

Village map:

 

A village map is a detailed drawing of the village layout, showing the locations of individual landholdings, roads, water bodies, and other features. It helps visualize the land ownership pattern within the village. The measurements in the village map might not be accurate. 

 

Faisal patti:
