What are various documents related to the survey?
Village map - It's a map showing all the survey numbers in a village. These were first prepared in the 1940s, along with Sethwars and Tippons. In some of the villages, few survey numbers have changed later and additional survey numbers got added, and care should be taken to notice these.
Tippon - It's the map of exact measurements of each survey number. Tippons were created along with Sethwars and village maps, in the 1940s.
Tonch Map - It’s a map, issued by the mandal surveyor, after fixing survey number boundaries on the ground.
How accurate would the survey be?
Apart from the skill of the surveyor or the equipment used, the success or the precision of a survey largely depends on being able to locate and find the old survey stones in that particular locality.

Survey number mismatch - most common problem with lands in Telangana?
Survey number mismatch is the most common problem with lands in Telangana. It's not just the case with the Agricultural lands. Often, you would hear that the registrations for a particular residential project have been blocked by the court. These are usually the cases of a mismatch between the survey numbers and the physical possessions and the other party approaching the court, for a stay order!
But what exactly is this mismatch?
It's a case where your land belongs to a particular survey number of a village but you are in the physical possession, in some other (in most cases, neighboring) survey number. For a large part of the last 5 decades, transactions have taken place without the buyer paying much attention to the survey number. The problem gets much more complex when there are N number of survey numbers and N number of possessions, which cannot be solved by a simple one-one exchange.
As with every other case, the first step will be to identify the issue. Look up on Dharani, if your google location matches with the survey number, as mentioned in the cadastral maps. Apply for a govt. Survey and check if the survey report tallies with your understanding. When it comes to solving these issues, it can only be done through a thorough exercise of mutual co-ordination or through a court order.
What are Cadastral maps on the Dharani portal? And how to identify the location of a particular survey number in Telangana?
Cadastral maps are digitized versions of village maps (with all the Survey numbers), superimposed on the satellite imagery (link here). If you can identify the location of the land on the satellite imagery, you’ll be able to see which survey number the land falls in. However, there are slight errors in the digitization and superimposition process. Some of the maps are also found to be showing older survey numbers.At times, the survey number maps are displaced wrt to their physical location. You can use this service as part of a preliminary verification process. However, if you are proceeding with the purchase of any land, you are advised to get a Tipan survey done, from the govt. Mandal surveyor.
How does land partition & possession happen for lands in Telangana?
Unlike a lot of other states, Telangana does not have any records of where your land is present, inside a survey number. There are boundaries mentioned on Dharani but they are often entered by the owner and are very erraneous.
If you own land in a survey number and are in actual physical possession of that extent in your survey number, that would be considered your land!
So if a landowner has 4 acres of land and you are buying 2 acres out of that, you need to discuss and demarcate physical possession for the 2 acres, before buying, to be sure of it, later! .
