Registrations are a single-day process with Dharani. You need to book a slot beforehand, with all the information of the buyers, sellers, witnesses, etc., and pay the registration fees online, on the portal. All the registrations are linked to Aadhar (and biometrics), ruling out chances of impersonation and double registration.
Mutation of the land happens instantly, after the registration. The entire process is carried out at the MRO/Tahsildar office.
You can go to the ‘land details search’ section of the Dharani portal (link here). Select the details like District, Mandal, Village & Survey No./Sub-division Number & you will know the details of the land like the land owner’s name, extent, status of the land, etc.
So when you are considering buying any land, this should be the first step - To verify the details of the land on the Dharani Portal.
There are chances that Heirs information might not be accurate on the Dharani portal. This needs to be verified with the help of a lawyer.
MRO/Tehsildar is not responsible for getting the family member certificate and then making the partition.
In Telangana obtaining a family member certificate lies solely with the seller, acting as proof of legal heirs entitled to the land. This includes securing written consent from all legal heirs, regardless of whether they directly own part of the land or not.
To protect your investment, thorough due diligence into the family tree of landowners claiming legal rights is highly advisable for buyers. This can involve verifying land records, and family documents, and seeking legal counsel before finalizing the purchase. Remember, even seemingly minor ownership claims can lead to legal disputes later.
