What is the Dharani Portal?

 

Dharani Integrated Land Records is the portal started by the Government of Telangana in 2020 for making the process of record keeping, registrations, and every other process concerning Agricultural lands making it easy and more transparent for everyone.

 

How to register agricultural land in Telangana? 

 

Requirements:

  • Login credentials for the Dharani portal
  • Aadhaar cards of both seller and buyer
  • Survey numbers of the land
  • Government value of the land
  • Payment for registration charges (7-8% of the land value)

 

Steps:

 

  1. Seller and Buyer Details: Enter details of both parties on the portal, including Aadhaar numbers.
  2. Land Information: Select the land area and survey numbers.
  3. Registration Charges: Pay the required registration fees online.
  4. Booking Slot: Choose a date and time for registration at the MRO office.
  5. Sale Deed Generation: The Dharani portal automatically generates a sale deed based on the information provided. You can carry this automated sale deed or customized sale deed to MRO/Tehsildar's office.
  6. Biometric Verification: Both seller and buyer, along with two witnesses must verify their identity through fingerprint scanners at the MRO office.
  7. Sale price: If the land is sold at a price different from the government value, the full amount agreed upon will be recorded.
  8. Registration Confirmation: The land is registered after a successful biometric verification. The MRO signs the physical copy of the sale deed, which is then handed over to the buyer. The passbook is sent by post to the buyer's address as specified in the registration form on Dharani postal.

How much time will it take to register land on the Dharani Portal in Telangana?

 

Registrations are a single-day process with Dharani. You need to book a slot beforehand, with all the information of the buyers, sellers, witnesses, etc., and pay the registration fees online, on the portal. All the registrations are linked to Aadhar (and biometrics), ruling out chances of impersonation and double registration.

 

Mutation of the land happens instantly, after the registration. The entire process is carried out at the MRO/Tahsildar office.
