What is Mutation?

In Telangana, ‘mutation’ refers to the process of changing the owner's name in the revenue records. This is done in real-time through the Dharni portal at the MRO office, immediately right after the land is registered with the new owner from the old owner. This ensures that the official records accurately reflect who owns or controls the land which is crucial for securing property rights.

What is the process for mutation of agricultural land in Telangana & how much time does it take?

Before 2020, registration and mutation of agricultural land in Telangana was a slow and complicated process.

To complete the registration and mutation of agricultural land, individuals were required to visit the Sub-registrar office, bringing along all the necessary documents.
Subsequently, after the registration process, the documents had to be presented at the MRO/Tahsildar's office. The MRO/Tahsildar would then carefully examine the documents and proceed to mutation of the document.
The entire process is typically extended over a minimum period of three months. In cases where doubts arose during the verification, the process would become stalled, with no fixed timelines for resolution.

In 2020, the Telangana government introduced the Dharani portal, which made the process much faster and easier.

Now, you have the convenience of scheduling an appointment online through the Dharani portal to visit MRO/Tahsildar's office to complete the land registration of agricultural land.
At the assigned date and time, you undergo the Aadhar fingerprint verification process at the MRO's office.
Once the registration is done, the land ownership is mutated automatically.
The whole process now only takes a few minutes to complete.
