What can a farmland owner do after purchasing farmland?


 

After purchasing farmland in Telangana, there are several key legal and administrative tasks you should take to ensure your farming operation is up and running based on your purpose of purchasing land. 

 

  • Register the land: Ensure the sale deed is registered with the Tehsildar/MRO to secure legal ownership.

 

  • Demarcate the boundary: A physical demarcation like a fence serves as tangible evidence of one’s ownership, reducing the risk of encroachment or land grabbing. Also, the Telangana Survey and Settlement Act, of 1923, mandates the demarcation of all agricultural landholdings. By complying with this law, one avoids potential legal issues and ensures the land records are up to date.

 

  • You would have received a Pattadar passbook online. If you haven't received it online then reach out to Tahsildar/MRO

 

  • Make a folder for all legal documents. This is helpful in future transactions

 

  • Keep track of farming activity. With photos and other proofs. This is useful to avoid capital gains tax in the future.

 

  • Keeping records is also helpful to avoid income tax problems in the future as income from farmland is non-taxable.

 

  • If you build a farmhouse and lease it to a hotel/hospitality, then this income is taxable.
