Bhu Naksha Gujarat: The Plot on Paper
Every Gujarat plot has three witnesses: the record that names it, the map that draws it, and the ground that is it. A purchase is safe when all three give the same testimony, and the village map, served through the AnyRoR ecosystem and the DILR machinery, is the witness buyers most often forget to call. Bring it to the stand early; its testimony is free and it has never once lied to flatter a seller.
What the Bhu Naksha settles in Gujarat
Definition
Gujarat's Bhu Naksha layer is the digitised village map: survey and block numbers drawn as plotted shapes, served through the AnyRoR ecosystem and the District Inspector of Land Records, the DILR, machinery. Coverage and viewer arrangements vary by district and should be verified when you begin; the DILR's certified map extract remains the authoritative version for anything formal.
Call the map as a witness against three specific claims. Against the extract, it testifies whether the drawn shape and area agree with what the record asserts. Against the seller's tour, it testifies which numbers genuinely adjoin and whether the pointed-out boundaries belong to the plot at all. Against your building plans, it testifies whether any legal way in touches the land, or whether every route crosses somebody else's number.
Cross-examination happens on foot. Take the printout to the field with the adjoining holders and let the three testimonies collide, the drawn line, the remembered line, the fenced line. Agreement closes the question; conflict sends it to the DILR's measurement service, where instruments settle what memories cannot, for a fee smaller than any boundary suit's first hearing.
One caution about this witness: it testifies only to geography. Ownership, tenure and encumbrances are the record's testimony, not the map's, and a beautiful shape on screen says nothing about whether the person selling it may.
