The e-Ram portal at eram.mizoram.gov.in started in late 2024 as a pilot in Aizawl District, funded through the Ministry of DoNER. It covers 27 services, including property registration, periodic patta, land lease, house site and name transfer. Outside Aizawl, most of the work still happens manually at the district level. So when you ask for a Patta Mizoram record, the answer depends heavily on which district and whether digitisation has caught up there.

How to Get Revenue Record in Mizoram: Step-by-Step

e-Ram has rolled out for Aizawl District first. Other districts still rely on the DC office and Settlement Officer. Have your LSC number, owner name and survey detail ready before you start.

Online method (recommended)

Open the e-Ram portal Head to eram

mizoram.gov.in. The site is run by NIC Mizoram on behalf of the LR\&S Department. Pick the service you need: Property Registration, Periodic Patta, House Site or name transfer.

Common Service Centres across the state can also help if you're not comfortable filing online.

Choose the right form for what you need, whether it's a fresh patta, a name transfer or a copy of records.

Common Issues With Revenue Record in Mizoram

These are the patterns that trip up buyers, especially in districts where digitisation hasn't caught up.

No computerised RoR available

Most districts still issue Patta and LSC manually. There's no single online RoR you can rely on.

Fix: Verify at the DC office and Settlement Officer in person. Don't trust photocopies alone.

Area mismatch between record and ground The Patta says one area, the actual plot measures differently

Common in villages without modern survey.

Fix: Insist on a fresh survey under ETS or GPS method before signing.

Periodic Patta sold as ownership Some sellers pass off Periodic Patta land as freehold

Under Section 25 of the Mizoram Land Revenue Act 2013, this is licensed cultivation, not ownership.

Fix: Read the document type carefully. Periodic Patta has transfer restrictions.

Name not updated after inheritance

Holder dies, heirs never apply for name transfer. Years later, a buyer pays and finds the seller wasn't the recognised holder.
