The Khatauni: One Account in the Largest Ledger
Uttar Pradesh maintains the biggest land ledger on the planet: seventy-five districts, a hundred thousand revenue villages, and hundreds of millions of entries, all reachable through UP Bhulekh. The khatauni is that ledger's unit, the account of a holder or a family of holders, listing their khata number, the khasra numbers under it, areas and shares, kept by the fasli year. Learning to read one account well is how a buyer makes this enormous system small.
What the khatauni actually holds
Definition
The khatauni is Uttar Pradesh's account-wise record of rights: for each khata in a village, the holders and their shares, the khasra or gata numbers held, areas, the class of tenure, and remarks carrying orders and restrictions, maintained by the fasli year and served for viewing on UP Bhulekh. The Lekhpal keeps the account locally, and certified copies through the official routes serve institutional use.
Read it as an account first and a plot record second. UP's khatauni gathers a family's holdings under one khata, and the shares column, who holds how much of the account, does more work here than in most states, because generations of undivided inheritance mean a single khata can carry a dozen names with fractions attached. A seller offering 'the land' is offering their fraction, and the fraction is what the column says it is, not what the conversation implies.
The khasra numbers then name the ground: each plot under the account, with its area, findable on the map and in the khasra register's own pages. Match every number across khatauni, deed and map before believing anything, and where old papers cite gata numbers, treat them as the same key wearing older clothes and confirm the correspondence at the tehsil.
Mind the calendar and the margins. The fasli year stamps the record's vintage, so know which year's account you are reading; and the remarks carry the system's warnings, court orders, restrictions, entries under challenge, each one a thread to pull before money moves in a state where revenue litigation is a way of life.

The khatauni's columns, and their weight
Five readings that decide UP deals.
| Column | What it holds | Why it matters |
|---|---|---|
| Holders and shares | Names with fractions | The seller's real stake is a number |
| Khata number | The account's identity | One family, one ledger line |
| Khasra / gata list | The plots under the account | Each number must match deed and map |
| Tenure class | How the land is held | Restricted classes restrict sales |
| Remarks | Orders, disputes, restrictions | UP's warnings live in the margin |
Common khatauni issues, and the fix
Khatauni readings fail four UP ways.
Reading one account at UP's scale
The system's size is a buyer's ally once the method is right: everything reduces to one village, one khata, one set of khasra numbers, and the whole national-scale machinery exists to answer precisely that small question.
