Road Connectivity for Any Plot in India

Is this plot landlocked? Which roads does it abut? How close is the nearest national highway, state road, or bus stop? Check the full road picture before you buy.

Road access is the single most important physical attribute of any plot

Everything else — slope, flood risk, soil quality — can be engineered around. Road access cannot. A plot with no road access is not a plot; it is stranded land.

The landlocked problem in India

India's land records were originally created for revenue collection, not for property transactions. Many villages were subdivided without reserving access roads to every parcel. The result: a significant share of agricultural and residential plots in India either have no direct road frontage, or the road that was there was encroached over decades.

When you're told a plot has "road access", that could mean a 60-foot municipal road, a 10-foot unmetalled track, a path that crosses a neighbour's private land, or an informal passage that exists only because of decades of goodwill. These are not equivalent. Only one of them — a named public road on which the plot has legal frontage — protects your right to access the land without anyone's permission.

What banks and municipal authorities actually require

Banks: Most Indian banks require a minimum road width (typically 12–18 feet, varies by lender and zone) for any plot mortgage. Some require a minimum setback from the road boundary. A plot accessed by a track narrower than this will receive either zero loan eligibility or a significantly reduced LTV. Some banks require a road access certificate from the revenue department before disbursement.

Municipal authorities: Building plan approvals in most Indian cities and panchayats require the plot to abut a public road of defined minimum width. GHMC in Hyderabad requires minimum 6m road width for residential construction approval. BBMP in Bengaluru specifies 9m minimum for most layouts. Without this, you hold land you cannot legally build on.

RERA: Under RERA, promoters must disclose road access as part of layout plan registration. Buyers in registered layouts are legally protected — the developer must deliver the road before possession. Unregistered layouts offer no such protection.

Why distance to the highway matters for development cost

Construction requires heavy vehicles — concrete mixers, steel transport, sand and aggregate trucks. Beyond 500 m from an arterial road, these vehicles travel on local roads that may not support the load, adding time and cost to every delivery. Beyond 2 km, last-mile access can become the single largest cost variable in a construction project.

For industrial and logistics plots, distance to an expressway or NH directly translates into freight cost per trip. A logistics park 5 km off an NH 44 exit faces a meaningfully different cost structure than one at the exit itself — every shipment, every day.

For agricultural land, road access determines whether you can get your harvest to a mandi on time, and whether mechanised equipment (harvesters, tillers) can reach the field. Agricultural plots that are more than 3–4 km from a paved road typically see 15–25% lower produce prices because of spoilage and transport cost.

What do these results mean?

The result shows three layers of road information — what touches the plot directly, what's in the network nearby, and public transport access.

Abutting Road
Roads that directly touch or are within 50 m of your plot boundary. This is what you have immediate physical access to — not just the nearest road in the network. A named, public abutting road is the strongest positive signal.
What to look for: A named local road or street is good. No abutting road — only a footpath or private track — is a red flag worth investigating on the ground.

Arterial Within 500 m
Whether an expressway, national highway, state highway, or major district road falls within 500 m of your plot. This is the primary verdict signal. Within 500 m = heavy vehicles can reach the site without navigating narrow streets.
Example: A plot 400 m from NH 65 gets "Good" — contractors, delivery trucks, and logistics vehicles have practical access.

The closest road of each IRC class (Expressway, National Highway, State Highway, Major District Road, Local Road) within 10 km. Useful for understanding the full connectivity picture — you might be 200 m from a local road but 8 km from the nearest NH.
Example: "NH: 1.2 km · SH: 400 m" — close to a state highway but further from a national highway.

Bus Stop Distance
Distance to the nearest bus stop (roadside stop) and bus station (terminal or major interchange). Relevant for residential plots where daily commute without a personal vehicle matters — and for worker transit to industrial sites.
Good signal: Bus stop within 500 m means workers and residents can use public transit. Above 2 km, a personal vehicle becomes a daily necessity.

India's road classification system (IRC)

The Indian Roads Congress defines six classes of road, each with mandated right-of-way, design speed, and load capacity. Understanding the class tells you what a road is actually capable of.

Methodology and data sources

Road network data

All road data comes from OpenStreetMap contributors (ODbL licence). The India road network extract covers 10 million+ segments ingested into a PostGIS spatial database. OSM tags are mapped to IRC classes as follows:

  • highway=motorway → Expressway
  • highway=trunk → National Highway
  • highway=primary → State Highway
  • highway=secondary → Major District Road
  • highway=tertiary / residential → Local Street
  • highway=service → Service Road
OpenStreetMap ODbL licence 10M+ segments India-wide

Bus stop data

Bus stops and bus stations also come from OpenStreetMap — highway=bus_stop nodes and amenity=bus_station nodes and polygon ways. We extract the centroid of polygon bus stations (major terminals) and store all as point geometries. Total: ~43,000 stops/stations across India.

Verdict thresholds

  • Good: An arterial road (Expressway, NH, SH, or MDR) within 500 m
  • Moderate: Any road within 1 km (but no arterial within 500 m)
  • Poor: Any road within 2 km (but none within 1 km)
  • Very Poor: No road found within 2 km

The 500 m arterial threshold is based on logistics and construction industry practice: the maximum distance at which heavy vehicles can practically access a site from an arterial without navigating roads not designed for heavy loads.

Coverage and limitations

  • OSM coverage is comprehensive for South India, West India, and major urban areas across India. North-East India and remote areas may have thinner coverage.
  • Private roads, internal compound roads, and gated community roads may not be in OSM. For these, on-ground verification is always recommended.
  • Road widths shown are either from the OSM width tag, the road name (some roads encode width, e.g. "30-foot road"), or an IRC class default estimate. Class defaults are labelled with a "~" prefix.
  • For authoritative road records, refer to NHAI (national highways) or your state Public Works Department.

What is a landlocked plot and why is it a problem?
A landlocked plot has no direct frontage on any public road. To access it, you must cross someone else's private land. Banks routinely reject mortgage applications for landlocked plots — there is no security if repossession requires trespassing to access the asset. Municipal building plan approvals are also typically denied. When you try to sell, serious buyers walk away or demand steep discounts. A landlocked plot is not just inconvenient — it is legally and financially impaired. Always verify road access at the revenue office before making any payment.
What does "arterial within 500 m" mean?
An arterial road is a road designed for through-traffic at volume: expressways, national highways, state highways, and major district roads. 500 m is the practical threshold used by logistics companies, construction contractors, and lenders — beyond 500 m, heavy vehicle access becomes uncertain and construction or freight costs rise sharply. A plot with an arterial within 500 m is considered well-connected for commercial, industrial, or residential development. The 500 m threshold is not a legal standard but a widely used planning-of-thumb in Indian real estate development.
Is being next to a national highway always a good thing?
For commercial, industrial, logistics, or agricultural use — yes. For residential use, direct adjacency to an NH or expressway brings noise levels that consistently exceed WHO comfort guidelines (55 dB day, 45 dB night), persistent dust, and pedestrian safety risks. Highway-adjacent residential plots also typically face setback restrictions — you cannot build right up to the ROW boundary. The ideal for residential is within 1–2 km of an arterial, accessed via a quieter internal road. Distance from the highway matters as much as distance to it.
What is the IRC road classification?
IRC (Indian Roads Congress) is the government body that sets road design and classification standards in India. The hierarchy, from highest to lowest: Expressway → National Highway → State Highway → Major District Road → Other District Road → Village Road. Each class has mandated right-of-way widths, design speeds, and pavement standards. This tool uses OSM road type tags and maps them to approximate IRC classes — Expressway=motorway, NH=trunk, SH=primary, MDR=secondary.
Why does the tool show "abutting roads" separately from the road network?
The nearest road in the network might be 200 m away but only reachable via a private lane or someone else's land. The abutting roads section shows what actually touches or is within 50 m of your plot boundary — these are the roads you have direct physical access to right now. A plot that abuts a named public road is legally and practically different from one where the nearest road is across a field. Both pieces of information matter, which is why we show both.
What does the road width shown mean?
Road widths shown are the Right of Way (ROW) — the total land reserved for the road, including carriageway, footpath, and median. This is wider than the paved surface you drive on. ROW comes from three sources in order of priority: the OSM width tag (measured), the road name (e.g. "30-foot road" encodes the ROW), or an IRC class default estimate (marked with "~"). Class defaults are approximate — a "~12 m" for a local road is a typical value, not a measurement. For legal ROW, check the survey records at the revenue department.
How current is the road data?
OpenStreetMap is updated continuously by contributors across India. Our PostGIS database is refreshed periodically from the India OSM extract. New road construction, NHAI widening projects, and state highway upgrades may not appear immediately — typically there is a lag of a few weeks to a few months before a newly completed road shows up in the data. For plots near under-construction roads, the tool will not show the road until it is tagged in OSM. When in doubt, verify on-site.
Why does bus stop data matter for industrial or agricultural land?
For industrial plots, worker commute is a real operational consideration — factories, warehouses, and processing units often rely on public bus routes for daily worker movement. Plots more than 2 km from the nearest bus stop typically need to run company shuttle services, which adds operating cost. For agricultural land near peri-urban areas, bus connectivity determines whether you can hire seasonal labour without providing transport, and whether the land can support a small agri-processing facility with urban-worker staff.
