Road access is the single most important physical attribute of any plot
Everything else — slope, flood risk, soil quality — can be engineered around. Road access cannot. A plot with no road access is not a plot; it is stranded land.
The landlocked problem in India
India's land records were originally created for revenue collection, not for property transactions. Many villages were subdivided without reserving access roads to every parcel. The result: a significant share of agricultural and residential plots in India either have no direct road frontage, or the road that was there was encroached over decades.
When you're told a plot has "road access", that could mean a 60-foot municipal road, a 10-foot unmetalled track, a path that crosses a neighbour's private land, or an informal passage that exists only because of decades of goodwill. These are not equivalent. Only one of them — a named public road on which the plot has legal frontage — protects your right to access the land without anyone's permission.
What banks and municipal authorities actually require
Banks: Most Indian banks require a minimum road width (typically 12–18 feet, varies by lender and zone) for any plot mortgage. Some require a minimum setback from the road boundary. A plot accessed by a track narrower than this will receive either zero loan eligibility or a significantly reduced LTV. Some banks require a road access certificate from the revenue department before disbursement.
Municipal authorities: Building plan approvals in most Indian cities and panchayats require the plot to abut a public road of defined minimum width. GHMC in Hyderabad requires minimum 6m road width for residential construction approval. BBMP in Bengaluru specifies 9m minimum for most layouts. Without this, you hold land you cannot legally build on.
RERA: Under RERA, promoters must disclose road access as part of layout plan registration. Buyers in registered layouts are legally protected — the developer must deliver the road before possession. Unregistered layouts offer no such protection.
Why distance to the highway matters for development cost
Construction requires heavy vehicles — concrete mixers, steel transport, sand and aggregate trucks. Beyond 500 m from an arterial road, these vehicles travel on local roads that may not support the load, adding time and cost to every delivery. Beyond 2 km, last-mile access can become the single largest cost variable in a construction project.
For industrial and logistics plots, distance to an expressway or NH directly translates into freight cost per trip. A logistics park 5 km off an NH 44 exit faces a meaningfully different cost structure than one at the exit itself — every shipment, every day.
For agricultural land, road access determines whether you can get your harvest to a mandi on time, and whether mechanised equipment (harvesters, tillers) can reach the field. Agricultural plots that are more than 3–4 km from a paved road typically see 15–25% lower produce prices because of spoilage and transport cost.

India's road classification system (IRC)
The Indian Roads Congress defines six classes of road, each with mandated right-of-way, design speed, and load capacity. Understanding the class tells you what a road is actually capable of.

Methodology and data sources

Road network data
All road data comes from OpenStreetMap contributors (ODbL licence). The India road network extract covers 10 million+ segments ingested into a PostGIS spatial database. OSM tags are mapped to IRC classes as follows:

Bus stop data
Bus stops and bus stations also come from OpenStreetMap — highway=bus_stop nodes and amenity=bus_station nodes and polygon ways. We extract the centroid of polygon bus stations (major terminals) and store all as point geometries. Total: ~43,000 stops/stations across India.
Verdict thresholds
- Good: An arterial road (Expressway, NH, SH, or MDR) within 500 m
- Moderate: Any road within 1 km (but no arterial within 500 m)
- Poor: Any road within 2 km (but none within 1 km)
- Very Poor: No road found within 2 km
The 500 m arterial threshold is based on logistics and construction industry practice: the maximum distance at which heavy vehicles can practically access a site from an arterial without navigating roads not designed for heavy loads.
Coverage and limitations
- OSM coverage is comprehensive for South India, West India, and major urban areas across India. North-East India and remote areas may have thinner coverage.
- Private roads, internal compound roads, and gated community roads may not be in OSM. For these, on-ground verification is always recommended.
- Road widths shown are either from the OSM
widthtag, the road name (some roads encode width, e.g. "30-foot road"), or an IRC class default estimate. Class defaults are labelled with a "~" prefix. - For authoritative road records, refer to NHAI (national highways) or your state Public Works Department.
