Common issues across the portal
Most West Bengal deals that trip do so on one of these four.
A buyer reads the raiyat name on the Khatian without checking the bargadar column. Open the full Khatian and read the bargadar column; a registered sharecropper's occupancy right survives the sale.
An RS Khatian entry is treated as the governing record without checking the LR version. Confirm the LR Khatian; where the two differ after land-reform, the LR record governs.
A short deed search on e-Nathikaran misses an older charge from before the land-reform period. Search across a long span and have the sub-registrar's volumes checked for pre-digital deeds.
A conversion is planned for a dag where the bargadar column carries an entry. Confirm the bargadar position with the BL&LRO and take legal advice before any conversion application.
Banglarbhumi West Bengal: rules a buyer should know
Operation Barga gave registered bargadars a statutory occupancy right that survives a sale. Read the bargadar column on every Khatian; it is not secondary to the raiyat entry.
