Question 1

What are the red, green, and yellow zones around Bagdogra airport?

Accepted Answer

They are three zoning bands introduced in January 2025. The red zone covers a 4 km radius requiring Airport Authority permission for tall construction, while the green zone, including Siliguri, and the outer yellow zone no longer require that permission.

Question 2

Does Siliguri city still need Airport Authority permission for tall buildings?

Accepted Answer

No, not since the January 2025 zoning simplification. Siliguri falls within the green zone, where standard local building approval now applies without the separate airport clearance step required previously.

Question 3

What is Bagdogra Air Force Station's role beyond the civilian airport?

Accepted Answer

It is an active Indian Air Force base hosting No. 20 Wing and No. 8 Squadron, serving as a forward operating base for combat air operations over Northern West Bengal, Sikkim, and Bhutan, and supporting the Army's XXXIII Corps.

Question 4

What is the eco-sensitive zone restriction near Bagdogra?

Accepted Answer

A 2023 Ministry of Environment guideline declared a 5 km radius around nearby sanctuaries and forests as eco-sensitive, restricting construction there independently of whether the plot falls in the airport's red, green, or yellow zone.

Question 5

How tall can I build within the red zone near Bagdogra airport?

Accepted Answer

There is no automatic cap stated publicly; any tall construction within the 4 km red zone still requires case-by-case Airport Authority permission. Confirm the specific permissible height for a plot directly with the airport authority.

Question 6

When will the new Bagdogra terminal be completed?

Accepted Answer

The new terminal building, including 16 parking bays and 10 aerobridges, is expected to be completed by March 2027 as part of the airport's push toward handling international traffic.

Question 7

Does the standard AAI height NOC rule still apply even in the green or yellow zone?

Accepted Answer

Nationally, AAI's GSR 751(E) rules require a height NOC within 20 km of most airports for taller structures, so buyers should still confirm requirements for larger projects even outside the locally defined red zone.

Question 8

What happens if I build without required clearance near Bagdogra?

Accepted Answer

Unauthorised construction near an active airbase and civilian airport risks demolition orders and denial of occupancy certificates, consistent with enforcement patterns seen at other Indian airports where height or zoning rules were ignored.
