WB Registration Portal: Deed Search and Market Value
The WB Registration Portal handles deed search, stamp duty payment and market value lookup, but land title sits on Banglarbhumi, not on this portal.
The WB Registration Portal at wbregistration.gov.in is where West Bengal registers deeds, collects stamp duty, and lets you search registration records. What it does not hold is title. That sits with the Block Land and Land Reforms Office on Banglarbhumi, and in West Bengal, you need both.

- Run by the Directorate of Registration and Stamp Revenue, Government of West Bengal
- Handles e-Deed registration, stamp duty payment, deed search, market value lookup, and certified copies
- Deeds can be searched by party name or by property details such as Mouza and plot number
- Stamp duty is charged on the higher of the agreement value or the government market value
- Mutation and Khatian records live on Banglarbhumi, not on this portal
- A reference table below shows which portal handles which task
What Is the WB Registration Portal?
The WB Registration Portal is the official platform of the Directorate of Registration and Stamp Revenue, Government of West Bengal, at wbregistration.gov.in. The Directorate is among the oldest registration bodies in India, with its origins in a 1781 regulation that set up a registry of houses, lands and estates in Bengal, and the portal now brings much of that system online.
It handles deed registration, stamp duty payment, deed search, market value lookup, and certified copies, replacing what once meant repeated trips to a Sub-Registrar Office.
The point most buyers miss is what it does not do. West Bengal splits its property administration across two departments. The Directorate of Registration records the transaction. The Land and Land Reforms Department, through Banglarbhumi and the BL&LRO, holds the Khatian, which is the record of rights. A registered deed proves a transaction happened. The Khatian proves the state recognises you as the holder. The West Bengal title deed guide sets out why holding one without the other leaves you exposed.
Core Services Available on wbregistration.gov.in

e-Stamping for documents that do not require registration
Certified Copies of Deed for digitised volumes, orderable through the portal or eDistrict 2.0
e-Appointment for booking a registration slot
Market Value Calculator for the government-assessed rate
Deed Search by party name or property details
Mutation, conversion, Warish and Khajna applications are handled on Banglarbhumi instead.
How to Do a West Bengal Deed Search
Searching by Party Name
Open wbregistration.gov.in and select the deed search option
Enter the first and last name of the party
Select the year of registration
Choose the district
Open the matching entry to view details
Searching by Property Details
Select search by property details
Choose district, local body and Thana
Enter the Mouza name with Khatian and plot number
Submit to view matching deeds
Run this check before any advance changes hands. A scanned deed that looks entirely genuine but returns no matching deed number on the portal is among the most common property frauds in Kolkata and the 24 Parganas districts. Treat any third-party app result as a starting point and confirm on the government site.
Searching Using e-Nathikaran (Alternate Route)
If a deed does not appear on the main portal, e-Nathikaran draws from the same computerised records maintained since 2000 and sometimes surfaces results the main interface misses. Both are doors into the same room.
A failed search is not always a missing deed. If the old deed carries a Sabek Dag (the pre-reform plot number) and you are searching with the current Hal Dag, or the reverse, the numbers will not match. Banglarbhumi's RS-LR Information section converts between the two. The RS Khatian guide explains how the plot numbering changed and what to do when the records disagree.
How to Check WB Market Value of Land or Property
Market value is defined under Section 2(16B) of the Indian Stamp Act, 1899 as it applies in West Bengal, in relation to the property that is the subject of a registered instrument.
Open wbregistration.gov.in and select Market Value of Land
Choose district, local body and Thana
Enter the Khatian number and plot number
Fill in any additional details requested
Click Display Market Value
Stamp duty is charged on the higher of the agreed price or the government market value. If you agree ₹40 lakh on a property the state values at ₹55 lakh, duty is calculated on ₹55 lakh. Checking the market value before you negotiate, not after, keeps the surprise out of your closing costs. The West Bengal stamp duty calculator works through the current slabs.

What Information Does a Registered Deed Contain?
Deed number and registration date, the unique identifier
Office of registration, the specific SRO where it was recorded
Type of transaction, whether sale, gift, lease, mortgage, partition, or release
Property value, both declared market value and agreed price
Stamp duty and registration fees paid
Location details, full address, ward, and premises
Land area or built-up space
Match the property schedule on the deed against the Porcha and against the physical site. Discrepancies between these three are where West Bengal title disputes begin.
WB Registration Portal Services at a Glance

Common Issues on the WB Registration Portal
Deed not found. Older non-digitised volumes may not appear online. A physical request at the relevant SRO is the fallback, and pre-1985 records require a manual register search.
Session-based URLs. The portal generates long session-specific links. Navigate from the homepage rather than bookmarking a result page.
Mismatched Mouza or plot details. Market value lookups need exact Mouza and Khatian or plot numbers. Check them against the deed first.
Sabek and Hal Dag confusion. Old and current plot numbers differ. Convert on Banglarbhumi before concluding a record is missing.
Nothing on the main portal. Try e-Nathikaran as a second route before assuming the deed does not exist.
Reading Registration Records Alongside Title
A clean deed search tells you a transaction was registered. It does not tell you whether the seller's own mutation was ever completed, whether the Khatian carries a vesting remark, or whether a link deed is missing from the chain.
1acre.in maintains a West Bengal guide set built around that gap: CS Khatian for the root of the title chain, RS Khatian for the bridge between registration and title, the encumbrance certificate guide for registered charges, and mutation for the BL&LRO side. Reading these together is what turns a deed search into an actual title picture.
Two limits worth stating plainly. An encumbrance certificate speaks only to registered transactions, so it will not surface an unregistered family claim or a possession dispute. And no private platform substitutes for the official record. The portal search, the SRO-issued EC and the Banglarbhumi Khatian are the documents that carry weight.

Conclusion
The WB Registration Portal has made deed search, market value lookup, and stamp duty payment genuinely straightforward. What has not changed is the structure underneath. West Bengal keeps registration and title in two different departments, and checking only one of them is the most common mistake buyers make in this state.
Keep your Mouza, Khatian, and plot numbers ready before searching. Confirm the deed exists on the official portal before paying any advance. Check the market value before you agree on a price, because duty follows the higher figure. Pull the Khatian on Banglarbhumi to see who the state currently recognises as the holder. And if a search comes up empty, try e-Nathikaran and the Sabek to Hal Dag conversion before concluding the record is missing.
