The order a careful buyer runs these in

Common issues across the portal
Whichever guide brought you here, the snags below are the ones AP users actually hit.
Nine times in ten it is the wrong revenue village or a pre-digital khata. Fix the village at the MRO, then retry through the account number.
The 1B pattadar is not the Adangal cultivator. Treat it as a tenancy or possession question and resolve it on paper before any advance.
Auto-mutation stalls when the deed's survey, extent or names mismatched the record. Take the document number to the Tahsildar.
Aadhaar eKYC has not linked every parcel. Search the missing survey numbers directly and complete the linkage via MeeSeva.
Rules buyers should know
The land record will not show a mortgage. Pull the EC separately, and take 30 years for a purchase decision.
Assigned parcels carry transfer restrictions, and the law has been amended over the years. Verify the specific parcel's current status; never assume.
Building on unconverted farmland invites penalties and blocks finance. The NA order comes first, planning permissions second.
