IAF Air Funnel Zones - Dibrugarh

Overview

The Dibrugarh air funnel zones are the height-restricted approach corridors around Chabua Air Force Station, the Indian Air Force's No. 14 Wing base built in 1939 and sitting at 112 metres above mean sea level. Unlike some island airfields, Dibrugarh land is fully buyable, which is exactly why the funnel matters here. Plots advertised as "near Air Force Chabua" carry a height ceiling most sellers never mention. This page covers who clears your construction, how far the restriction reaches, and which corridors it touches. This layer requires a Premium subscription on 1acre.

Near Chabua, the Air Force Clears Your Height, Not AAI

Here is the mistake that costs Dibrugarh buyers time. They assume the airports authority handles the paperwork. Around a military base like Chabua, it does not.

This table shows the height restrictions near military airfield surfaces and what each means for a plot around Chabua.

Surface

Where it applies

Practical height effect

No-construction strip

Up to 500 m from the runway

Building effectively barred

Approach funnel

Along the runway ends

Height near 2 percent of distance from runway

Inner horizontal

Within about 4 km of the base

Structures capped near 45 m

NOC radius

Within roughly 20 km of the reference point

Clearance required regardless of height

Read that last row twice. Any structure within the restricted radius needs a No Objection Certificate before you build, whatever its height. For Chabua, defence authorities issue NOC decisions, not the civil airports authority, because military aerodromes control their own airspace surfaces. The rules mirror the same NOC obstacle limitation surfaces logic the AAI uses elsewhere, but the desk you apply to is different. A seller who waves an old plan and says the height is fine is guessing. Get the survey number checked against the funnel line first, then talk price. Skip that step and you can own land you are not allowed to build up on.

Dibrugarh Corridors: Which Plots Near Chabua Trigger a Height NOC

Not every Dibrugarh locality sits under the funnel, and the difference decides what you can build. Distance from the runway ends is the number that matters, not distance from the town centre.

This table sorts the district's active corridors by their relationship to the airbase.

Corridor

What is happening

Watch for

Chabua and Chiring Chapori

Plots near Air Force Chabua actively listed

Closest to the base; funnel and NOC most likely

Mohanbari

Emerging area, near the civil airport too

Two airfields overlap; double-check both surfaces

Amolapatty and Milan Nagar

Established town localities

Farther out, but the 20 km NOC net can still catch tall builds

Moran, along NH-37

New Emergency Landing Facility Moran NH-37

Strategic strip; expect fresh construction scrutiny nearby

Graham Bazar, Chowkidinghee

Premium and rising residential zones

Height likely clear, but verify title before anything

The corridor buyers misjudge most is Chabua itself. Land here is genuinely affordable, and listings sit within walking distance of the perimeter, which reads like a bargain. The catch is structural. These are the plots most exposed to the approach funnel, so a two-storey plan may clear while anything taller stalls at the defence NOC. The new emergency landing strip at Moran, a 4.2 km corridor on NH-37 where a C-130J has already landed, signals that this whole belt is a live operational zone, not a quiet frontier. Buy for a modest home and you are likely fine. Buy expecting an apartment block near the runway and you are buying a fight.
