Why school proximity matters for land

Education access is consistently among the top three factors in residential land decisions — especially for families with children. A plot 500 metres from a recognised school commands a measurable premium over one 5 km away. This tool puts that number in front of you for any plot in India.

Four types of institutions

  • School: Primary through secondary level (Class 1–12 or state equivalent). The most common tier, and the one the verdict is based on. Includes government, aided, and private institutions.
  • College: Degree-level and junior colleges — Intermediate, PUC, degree colleges. Important for families planning for Class 11–12 or undergraduate education.
  • University: Autonomous university campuses — IITs, IIMs, state and central universities. Their campuses are often large and you can see the full grounds outlined on the map.
  • Kindergarten: Pre-primary and early childhood centres. Useful for families with young children.

You see the actual campus, not just a pin

Most schools in our data are mapped with their full campus outline — not just a marker at the gate. On the map you’ll see the actual school grounds drawn in. If your plot is right next to a school compound, that’s obvious at a glance. If a large university campus sits 1 km away, you can see exactly how large it is and where its boundary runs relative to your land.

School proximity and land value

  • Plots within 500m of a recognised school carry an 8–15% premium over equivalent plots 2–3 km away in most Indian cities.
  • A college or university campus within 3 km is a reliable signal of sustained rental demand and appreciation.
  • For plotted developments, RERA in most states requires the developer to disclose the nearest school and its distance in the project brochure.

The result shows the nearest institution at each level and the full count within 3 km.

Nearest School
Distance to the nearest school — primary through secondary. This is what the verdict is based on, since it’s the most relevant tier for families with school-age children. Distance is measured to the actual campus boundary, not the centre.

Nearest College
Distance to the nearest degree college or junior college. Useful for families thinking ahead to Class 11–12 or undergraduate education, and as a signal of how built-up the area around the plot is.
Example: “Nearest college: 0.9 km” — within easy commute distance for a student.
Nearest University
Distance to the nearest university campus. Large campuses (IITs, state universities) appear as outlines on the map — you can see the actual grounds. A university nearby tends to drive rental demand and steady appreciation in the surrounding area.
Example: “Nearest university: 1.2 km” — within the typical student commute zone.
Institutions within 3 km
Count of every school, college, and university within a 3 km radius. Multiple schools nearby signals an established residential catchment. A university or several colleges often indicates sustained rental demand and infrastructure.
Example: “12 schools · 4 colleges · 1 university within 3 km” — a well-served urban area.

We find the nearest institution per tier

We search for the nearest school, college, university, and kindergarten separately — and count all institutions within 3 km. Distance is measured to the edge of the campus, not the centre, so if your plot adjoins a school compound the distance is effectively zero.

Schools that have been mapped with their full grounds appear as coloured outlines (violet = university, orange = college, teal = school, green = kindergarten). Others appear as circle markers. Hover any institution to see the name and distance.

  • Coverage: 60,901 queryable outer features (95,671 raw; inner sub-campus features and duplicate point markers deduplicated via is_inner flag).

Deduplication

OSM often maps the same institution at multiple levels of detail — a campus boundary, individual buildings inside it, and a point marker at the entrance. Sub-features inside a larger campus are flagged is_inner=True and excluded from queries. Only the outermost campus boundary is shown and counted.

Query method

KNN index scan using PostGIS GiST geometry index: ORDER BY geometry <-> point LIMIT 1, one query per tier. Distance computed via ST_Distance(geometry::geography) — to the nearest point on the campus boundary, not the centroid. Outliers beyond 50 km suppressed. Radius count uses ST_DWithin(3000m), up to 50 results.

Verdict thresholds

  • <1 km to nearest school → Good school access
  • 1–3 km → Moderate school access
  • 3–5 km → Limited school access
  • >5 km or none found → Remote school access

Frequently Asked Questions

Where does the school data come from?
OpenStreetMap — the community-built open map used by many navigation apps. It's curated for India by the Humanitarian OpenStreetMap Team (HOT). Coverage is strong across urban and peri-urban India and grows as contributors add new institutions.
Why do some schools appear as outlines and others as dots?
Schools that have been mapped with their full campus boundary — the actual compound outline — appear as coloured shapes. Schools mapped as a single location point appear as circles. Either way the distance shown is accurate. For campus-mapped schools, we measure to the nearest edge of the campus, not the centre.
Why is the verdict based on school distance, not college or university?
Schools (primary through secondary) are the most universally relevant for families making land decisions. College and university distances appear in the result for context — they matter for specific buyers but aren't the primary concern for most households.
A school I know is missing. Why?
Coverage depends on OpenStreetMap contributors having mapped that institution. Schools in rural or less-mapped areas may be absent. You can add missing schools to OpenStreetMap — the dataset is refreshed periodically. Government school data from authoritative sources may be integrated in a future update.
Can I use this for RERA filing?
RERA in most states requires developers to disclose the nearest school and its distance in the project brochure. This tool gives you that number from OpenStreetMap data. Check with your state RERA authority whether OSM-derived data satisfies their specific disclosure requirement — some states may require government-issued data.
What does "operator type" mean in the facility list?
Where contributors have tagged it, the result shows whether the institution is government-run, private, or a public trust. Many entries don't have this tag — it appears where available and is left blank otherwise.
