Why mobile coverage is now baseline infrastructure for any plot
Power, water, road. Mobile coverage is the fourth utility — and the only one you cannot fix after purchase. A plot with no coverage stays that way until the operator decides to extend the network, which can be never. Checking coverage before you pay is the cheapest due diligence you will ever do.
Why coverage matters — by use case
Residential. Work from home is now the default for tech, finance, design, and consulting jobs. A residential plot without reliable 4G — let alone 5G — disqualifies itself from the entire white-collar buyer segment. Smart home devices (locks, cameras, thermostats, leak sensors) all need data connectivity. Security alarm systems route through cellular as a backup when wired internet fails. Without reliable coverage, every one of these systems is a brittle dependency. An NCR plot at the edge of Greater Noida with no Jio or Airtel 4G is a 25–40% price discount versus the comparable plot 2 km closer with multi-operator 4G.
Commercial. Retail outlets need POS reliability — a payment terminal that drops offline during peak hours loses 5–8% of revenue. Restaurants run delivery integration through cellular data backup. Co-working spaces and clinics need video conferencing with multi-megabit upload. Branch offices for banks, insurance, and logistics companies routinely fail site evaluation if multi-operator 4G is not present.
Industrial. 5G is becoming the connectivity layer for smart manufacturing — robotic vision, real-time machine monitoring, asset tracking, augmented reality maintenance. Industrial parks and SEZs marketed in 2025 onward routinely specify 5G coverage as a tenant requirement. Data centres need carrier diversity at the property line — fibre backhaul still depends on cellular for last-mile contingency. The 2024 Telangana industrial corridor master plan explicitly maps 5G coverage as a tier-1 criterion for plot allocation.
Agricultural. Modern Indian farms increasingly run on remote monitoring — soil moisture sensors, weather stations, livestock health tags, irrigation pump telemetry, drone surveys for pest detection. These all need at least 4G. Government schemes for agri-credit, e-mandi access, and crop insurance verification now route through Aadhaar-linked mobile apps that fail on 2G. Even leasing a farm to a contract grower has become harder where coverage is unreliable.
Why single-operator coverage is a hidden risk
“Has 4G” is not the same as “has reliable 4G”. An area with only one operator providing coverage has four specific risks:
- Outage exposure. When that one operator’s tower goes down for maintenance or storm damage, the entire neighbourhood loses connectivity. Multi-operator areas survive individual outages because someone always stays up.
- Pricing power. Single-operator areas are tariff hostages. The operator can raise prices and reduce service quality knowing there is no competition. This is well-documented in Bihar, Odisha rural belts, and parts of the North-East.
- Resale. Future buyers run the same coverage check you are running now. Single-operator coverage shows up as a flag and discounts the asking price 8–15%.
- Network upgrade risk. Operators occasionally exit underperforming circles. A single-operator area can become a zero-operator area if that operator pulls out — and you have no fallback.
What 5G actually changes
5G is not just faster 4G. The latency drop (from ~40 ms to ~5 ms) and the device density (over a million devices per square km versus 100,000 in 4G) enable use cases that did not previously exist. Practical implications for land buyers:
- Industrial: 5G enables wireless robotic control, AR-assisted maintenance, and real-time machine vision — capabilities that previously required wired industrial Ethernet. Smart factories are designed assuming 5G coverage at the floor.
- Commercial: 5G fixed wireless access is now a credible alternative to fibre for retail and SME premises. In areas with 5G but limited fibre, this can shorten time-to-operation by months.
- Residential: Households with 4–6 simultaneous video streams (the new normal) experience noticeably better service on 5G. For premium residential, 5G has crossed from “nice-to-have” to “expected”.
BharatNet — fibre, the rural alternative
BharatNet is the Government of India’s plan to lay optical fibre to every Gram Panchayat — over 250,000 panchayats targeted, with significant progress in Andhra Pradesh, Kerala, Telangana, and Maharashtra. A plot near a BharatNet-connected panchayat office is connectivity-eligible even when cellular coverage is weak — fixed wireless or wired internet becomes viable. This is particularly relevant for agricultural plots and rural commercial properties.
BharatNet fibre coverage is being added as a separate metric. Until then, this tool covers cellular coverage from the three major private/PSU operators.
Why coverage data will only get more important
The trajectory is one-way. Every consumer service — banking, identity, healthcare, government benefits, education, commerce — is moving to mobile-first delivery. Every business workflow assumes connectivity. The 2025–2035 land market will increasingly price coverage the way it has priced road access for the last 50 years: as a structural feature of the location, not a convenience. Buying connectivity-poor land today means selling it at a discount later, or leaving it un-rentable, un-developable, and un-liveable for the highest-value uses.

How the analysis works

Draw the boundary on the map, drop a pin at the centre, or paste an address. Works anywhere within India (lat 6–38°N, lon 68–98°E).
We check 8 operator-tech layers
Your plot centre is checked against eight PostGIS tables — BSNL 2G/3G/4G, Jio 4G/5G, and Airtel 2G/4G/5G — with a 100 m tolerance to bridge tile-seam gaps in the operator-published polygons.

An operator × technology grid, the carrier count, the verdict from “Strong Coverage — 5G Available” to “No Coverage Detected”, and a map showing each operator’s coverage boundary plus every cell tower within 2 km as a dot. Hover any tower dot to see its type and distance.
Methodology and data sources
We use each operator's own published coverage map — the same data they show on their own websites. No third-party drive-test estimates, no modelled signal propagation.
Where the data comes from
- BSNL: Official BSNL coverage GeoJSON published per LSA (Licensed Service Area) — 26 LSAs covering all of India, for 2G, 3G, and 4G.
- Jio: Jio’s public coverage map tile server, ingested India-wide for 4G and 5G.
- Airtel: Airtel’s public ArcGIS-based coverage tiles, vectorized and ingested India-wide for 2G, 4G, and 5G.
- Vi (Vodafone-Idea): Parked. Vi’s tile server is behind a Cloudflare session guard that blocks automated scraping. We have the tile URL but need a browser-based scraper to capture a session cookie. Coverage in Vi-dominant areas may be slightly higher than what we show.
- Cell towers: TRAI Tarang Sanchar public registry (CC0 1.0) — over 665,000 registered tower sites across India. Towers within 2 km of your plot are shown on the map. Each tower record includes the installation type (Ground / Roof / Wall) and its registered coordinates.
How the verdict is determined
The centre of your input geometry is checked against each operator-technology table using a 100 m PostGIS ST_DWithin query. The 100 m tolerance bridges tile-seam gaps in vectorized polygon data. The verdict comes from the strongest result across all 8 tables:
- Any 5G coverage: Strong Coverage — 5G Available.
- 4G + 2 or more carriers: Good Coverage — Multiple Operators.
- 4G + 1 carrier: 4G Coverage — Single Operator.
- No 4G, 2G/3G present: Poor Coverage — 2G / 3G Only.
- No coverage: No Coverage Detected.
Coverage volumes ingested
- BSNL 2G: 27,275 polygons; 3G: 12,588; 4G: 2,606.
- Jio 4G: 21,115; 5G: 30,665.
- Airtel 2G: 173,146; 4G: 196,755; 5G: 875,342.
- Total coverage: over 1.3 million coverage polygons across 8 operator-technology layers.
- Cell towers: 665,071 registered tower sites (TRAI Tarang Sanchar).
Limitations
- Vi not included — see above. Verify with a phone on-site if Vi is critical to you.
- BharatNet fibre not yet integrated. The
fibre_availableandnearest_fibre_kmfields return null until Gram Panchayat boundary data is ingested. - Operator self-reporting: Operators define their own coverage thresholds. Edge of coverage is the noisiest part of the map — an “in coverage” result at 50 m from the edge may give a marginal signal in practice.
- Indoor coverage: Maps reflect outdoor signal. Indoor coverage depends on building construction (RCC walls attenuate strongly) and is best tested on-site.
What we don’t do
We do not provide signal strength in dBm — only presence/absence within each operator’s published coverage polygon. We do not model future network expansion plans. For mission-critical connectivity (factory automation, data centres, hospitals), always commission a site survey from the operator directly.
