Overview

A Tharad-Ahmedabad Expressway land purchase depends on knowing exactly where NHAI's 214 km, 6-lane access-controlled corridor cuts through north Gujarat. The Tharad-Ahmedabad Expressway runs from Vajegadh village in Tharad taluka of the new Vav-Tharad district (formed October 2025 from Banaskantha) to a junction with the Ahmedabad-Vadodara Expressway south of Ahmedabad. It links the Amritsar-Jamnagar Economic Corridor with the Delhi-Mumbai Expressway. Union Cabinet approval came in August 2024 at Rs 10,534 crore. Package 1 tender was floated in February 2026 for 105.8 km at Rs 3,739.69 crore under BOT-toll.

Regulatory Red Flags on Any Tharad-Ahmedabad Expressway Land Purchase

NHAI runs the Tharad-Ahmedabad Expressway as a greenfield, access-controlled 6-lane corridor. Greenfield means new land taken from private khatedar owners through the National Highways Act, 1956. Access-controlled means no side entry, no field driveway, no shop opening onto the corridor. Interchanges are the only entry and exit points.

Land acquisition has been the choke point. Earlier tenders for three packages were invited in October 2022 and cancelled in November 2023 because land was not in hand. Farmer protests continued in Banaskantha villages of Jasali, Sardarpura and Deodar taluka. The corridor is now split into six packages, with Package 1 (Tharad to Deodar, Km 0+000 to Km 43+500) tendered afresh in February 2026 under BOT-toll. BOT-toll means the concessionaire recoups investment through toll collection over a defined period, not through annuity payments. That structure raises the political weight of every acquisition dispute along the alignment. Before any purchase, verify the 3A and 3D status on the specific khata.

The table below shows what a Tharad-Ahmedabad Expressway land buyer must verify before any advance payment.

Regulatory Red Flags on Any Tharad-Ahmedabad Expressway Land Purchase

Check

What to Confirm

Failure Signal

Alignment Status

Plot inside or outside the notified 3A / 3D corridor

Seller claim of "outside the alignment" with no notification copy

Interchange Distance

Kilometres to the nearest planned interchange

Plot deep in the corridor with no access point within 5-10 km

Village Form 7/12

Latest khatedar name, survey number, area, tenure entries

Owner name different from sale deed or Aadhaar

District Change (Oct 2025)

Whether the parcel now sits in Vav-Tharad or Banaskantha

Old sale deed citing Banaskantha jurisdiction

Corridor Setback

Distance from the highway's Right of Way boundary

Construction intent within the RoW

The trap is layered. First, the corridor passes through 22 villages in Mehsana, Unjha and Visnagar talukas alone, and farmer protests in Banaskantha have delayed 3D notifications on multiple sub-packages. Second, on 2 October 2025, the Government of Gujarat carved Vav-Tharad district out of Banaskantha as the state's 34th district. Every khata in Tharad, Vav, Deodar and Bhabhar taluka now sits under a new district collectorate. Sale deeds executed before October 2025 will cite Banaskantha; mutations from November 2025

onward carry the Vav-Tharad district code. Cross-check the Village Form 7/12 (VF 7/12) on Gujarat's AnyROR portal at anyror.gujarat.gov.in and match the current district and taluka. Gujarat revenue vocabulary matters: khatedar is the recorded owner, survey number is the plot identifier, and VF 6 is the mutation register. Every field must reconcile before a rupee moves.

Growth Corridors from Vav-Tharad Through Deesa, Mehsana and Into Ahmedabad-Gandhinagar

The corridor cuts across four Gujarat districts: the new Vav-Tharad, Banaskantha (Deesa), Patan and Mehsana, before terminating in the Ahmedabad-Gandhinagar region. Each stretch has its own micro-market logic. Tharad-Deodar is agricultural and politically sensitive. Deesa is an industrial and commercial anchor. Mehsana is an established growth belt. Ahmedabad's south provides the trunk-corridor junction.

The 214 km corridor connects two flagship routes: the Amritsar-Jamnagar Economic Corridor at Tharad and the Ahmedabad-Vadodara Expressway (NE-1) south of Ahmedabad. Interchange design is expected to link with the Delhi-Mumbai Expressway indirectly through the Ahmedabad-Vadodara stretch. That triple-corridor connectivity is what drives the pricing story.

The table below shows the micro-markets along the alignment and their present buyer risk profile.

Growth Corridors from Vav-Tharad Through Deesa, Mehsana and Into Ahmedabad-Gandhinagar

Micro-Market / Corridor

What Drives Value

Buyer Risk

Vajegadh, Tharad, Deodar

Corridor origin, Amritsar-Jamnagar junction

Farmer protests, unresolved 3D status

Deesa taluka

Industrial and commercial anchor

Old Banaskantha deeds, pending district mutation

Patan district stretch

SH access, historic Rani ki Vav footfall

Sparse notifications, unclear alignment locally

Mehsana, Unjha, Visnagar (22 villages)

Established growth belt, dairy and industry

Multiple LA notifications, joint-family disputes

Ahmedabad-Gandhinagar terminus

NE-1 junction, Ahmedabad Ring Road, GIFT City

Speculative pricing, overlapping urban plans

The most misread market is Mehsana, Unjha and Visnagar. NHAI has begun joint land survey work through the district land office inspector across 22 villages in these three talukas. A single khata may attract survey markers and 3A notification within weeks of each other. Do not treat a survey pillar as final; it is the first step, not the last. On the Tharad end, farmer protests have delayed 3D notifications on at least three sub-package villages, so a plot that appears "not yet notified" today may still fall inside a soon-to-be-published corridor. On the Ahmedabad-Gandhinagar terminus, cross-check with the Ahmedabad-Vadodara Expressway RoW and any AUDA town planning scheme. A Tharad-Ahmedabad Expressway land purchase without a fresh VF 7/12, an updated district code, and a clear 3A/3D scan is guesswork.
