Road access is the single most important physical attribute of any plot

Everything else — slope, flood risk, soil quality — can be engineered around. Road access cannot. A plot with no road access is not a plot; it is stranded land.

The landlocked problem in India

India’s land records were originally created for revenue collection, not for property transactions. Many villages were subdivided without reserving access roads to every parcel. The result: a significant share of agricultural and residential plots in India either have no direct road frontage, or the road that was there was encroached over decades.

When you’re told a plot has “road access”, that could mean a 60-foot municipal road, a 10-foot unmetalled track, a path that crosses a neighbour’s private land, or an informal passage that exists only because of decades of goodwill. These are not equivalent. Only one of them — a named public road on which the plot has legal frontage — protects your right to reach the land without anyone’s permission.

What banks and municipal authorities actually require

Banks: Most Indian banks require a minimum road width (typically 12–18 feet, varying by lender and zone) for any plot mortgage. A plot accessed by a track narrower than this will receive either zero loan eligibility or a significantly reduced LTV. Some banks require a road access certificate from the revenue department before sanction.

Municipal authorities: Building plan approvals in most Indian cities and panchayats require the plot to abut a public road of defined minimum width. GHMC in Hyderabad requires a minimum 6 m road width for residential construction approval; BBMP in Bengaluru specifies 9 m for most layouts. Without this, you hold land you cannot legally build on.

Construction requires heavy vehicles — concrete mixers, steel transport, sand and aggregate trucks. Beyond 500 m from an arterial road, these vehicles travel on local roads that may not support the load, adding time and cost to every delivery. Beyond 2 km, last-mile access can become the single largest cost variable in a construction project.

For industrial and logistics plots, distance to an expressway or NH translates directly into freight cost per trip. A logistics park 5 km off an NH 44 exit faces a meaningfully different cost structure than one at the exit itself — every shipment, every day.

For agricultural land, road access determines whether you can get your harvest to a mandi on time, and whether mechanised equipment can reach the field. Agricultural plots more than 3–4 km from a paved road typically see 15–25% lower produce prices because of spoilage and transport cost.

What do these results mean?

The result shows three layers of road information — what touches the plot directly, what’s in the network nearby, and public transport access.

Abutting Road
Roads that directly touch or are within 50 m of your plot boundary. This is what you have immediate physical access to — not just the nearest road in the network. A named, public abutting road is the strongest positive signal.
What to look for: A named local road or street is good. No abutting road — only a footpath or private track — is a red flag worth investigating on the ground.
Arterial Within 500 m
Whether an expressway, national highway, state highway, or major district road falls within 500 m of your plot. This is the primary verdict signal. Within 500 m, heavy vehicles can reach the site without navigating narrow streets.
Example: A plot 400 m from NH 65 gets “Good” — contractors, delivery trucks, and logistics vehicles have practical access.
Nearest Road by Class
The closest road of each IRC class within the search radius. Useful for understanding the full connectivity picture — you might be 200 m from a local road but 8 km from the nearest NH.
Example: “NH: 1.2 km · SH: 400 m” — close to a state highway but further from a national highway.
Bus Stop Distance
Distance to the nearest bus stop (roadside stop) and bus station (terminal or major interchange). Relevant for residential plots where a daily commute without a personal vehicle matters — and for worker transit to industrial sites.
Good signal: A bus stop within 500 m means workers and residents can use public transit. Above 2 km, a personal vehicle becomes a daily necessity.

India’s road classification system (IRC)

The Indian Roads Congress defines six classes of road, each with mandated right-of-way, design speed, and load capacity. Understanding the class tells you what the road can actually carry.

  • Expressway: Access-controlled, grade-separated, no at-grade crossings — e.g. the Outer Ring Road in Hyderabad. The highest-capacity class, and the one that most changes industrial land value.
  • National Highway (NH): Federally funded and numbered (e.g. NH 44). Designed for sustained through-traffic and heavy freight.
  • State Highway (SH): Built and maintained by the state PWD, connecting district headquarters and major towns.
  • Major District Road (MDR): Important local links between talukas and markets. Usually the lowest class that still supports reliable heavy-vehicle access.
  • Other District Road (ODR) and Village Road: Local connectivity. Often single-lane and unmetalled in parts, and the class where mapped width and actual width diverge most.

Road network data

Roads come from OpenStreetMap (ODbL) — the full network, major and street-level, classified into the IRC hierarchy from the OSM highway tag. Distances are measured from the plot to the nearest point on the road geometry.

Bus stop data

Bus stops (highway=bus_stop) and bus stations (amenity=bus_station) come from the same OSM dataset, searched within 500 m of the plot.

Verdict thresholds

An arterial (expressway, NH, SH, or MDR) within 500 m is Good. Any road within 1 km is Moderate, within 2 km Poor, and no road within 2 km Very Poor.

Coverage and limitations

OSM coverage of India’s major network is comprehensive; street-level coverage is strong in urban and semi-urban areas and thinner in remote ones. An unmapped track will not appear, and mapped width is frequently absent — so a road’s class is a better guide to what it can carry than any width shown. Always verify frontage and legal access on the ground and in the revenue records.
