These bands apply because Bikaner's airport is classified as VFR, with the 20 km radius measured from its aerodrome reference point. But Nal carries an extra requirement most buyers miss: under Rule 13 of GSR751(E), applicants must seek a separate NOC from defense for any site falling within the jurisdiction of a defense aerodrome listed in Schedule V of the same rules, and Nal Air Force Station is exactly that kind of facility. A single AAI clearance is not the end of the checklist here. If a seller shows you only a civil NOC and no defense sign-off for a plot close to the base is an incomplete file, not a clean one.
Land governance in Bikaner changed hands recently, and buyers relying on old information may be dealing with an authority that no longer exists in its former form. The Bikaner Development Authority (BDA) was formed in 2024 by the Government of Rajasthan specifically to manage and plan urban development in Bikaner city and nearby areas, replacing the Urban Improvement Trust (UIT) and taking over land use planning, building layout approvals, and public infrastructure development.
