Kotputli-Kishangarh Expressway land sits on one of the nine greenfield corridors approved under Rajasthan's Vision 2047 roadmap. The roughly 181 km access-controlled expressway will acquire about 1,679 hectares at an estimated ₹6,906 crore, cutting through Jaipur, Sikar, Nagaur, Ajmer and Alwar districts.
Construction commenced in December 2025, traces the alignment through the Ajmer-district nodes of Kishangarh and Roopangarh. This page covers the acquisition traps, conversion rules and corridors that decide whether a plot here actually holds value.
The biggest risk on this corridor is buying a plot that is not where the broker says the expressway will be. The government approved a 181 km alignment, yet the environmental clearance filing describes a 208 km route. That gap means the line is not fully frozen, and any Kotputli-Kishangarh Greenfield Expressway land acquisition claim without a notification number is speculation.
Four documents decide whether your money is safe. The table shows what each one confirms and the red flag that should stop the deal.

Here is what no government portal will tell you plainly. If a plot sits inside the acquired right of way, you are not buying a home site. You are buying a future compensation claim, and you cannot build. Rajasthan governs farmland conversion through Section 90-A of the Land Revenue Act, and revenue conversion alone may not clear a project near Ajmer. The value play is the converted, ADA-cleared plot just outside the right of way near an interchange, not the raw khatedari strip a seller calls expressway-facing. Walk away from anyone who cannot produce the notification number for that exact survey number.
In Ajmer district the expressway does two things at once. It anchors at Kishangarh, where NH-48 and NH-448 meet, before running toward Makrana, Nawa and Kuchaman. For Kotputli-Kishangarh Expressway land, the Ajmer-side upside is concentrated in a couple of nodes, and the rest is a waiting game.
The table sorts the Ajmer-side nodes into investable, speculative and high-risk.

Kishangarh is the corridor most people read wrong. Buyers assume a new expressway lifts every plot on Kishangarh Road, but the interchange feeds the existing NH-48 spine. The land that gains is the converted plotted stock already served by that highway, not the agricultural belt waiting on the greenfield line. Prices near the airport already reflect the marble trade and the Central University, so the upside there is slower and safer than the speculative pitch you will hear around Roopangarh.

Only with a notification number. The alignment is not frozen: the approved 181 km and the 208 km in the clearance filing differ. Buy converted, ADA-cleared land outside the right of way, never raw farmland.
Around 50 villages in Jaipur district face acquisition in phases, mostly agricultural land. The corridor also runs through Sikar, Nagaur, Ajmer and Alwar, so confirm whether your survey number sits inside the notified alignment first.
Under Rajasthan's land acquisition rules, compensation follows market value, land type and structures, with committees hearing objections. Land inside the right of way is acquired, not sold, so no construction is possible there.
Yes. A legal colony in Kishangarh needs Ajmer Development Authority approval plus RERA registration. Many listings advertise "ADA approved," so verify that sanction on ADA records before paying any token amount for land near Kishangarh expressway.
Yes, with prior government approval. But farmland needs a Section 90-A conversion order under the Rajasthan Land Revenue Act, 1956 before it is sold or built as residential plots. Unconverted land creates registry, construction and resale problems.
Five: Jaipur, Sikar, Nagaur, Ajmer and Alwar. The Ajmer-district nodes are Kishangarh and Roopangarh, where the greenfield corridor ties into NH-48 and NH-448 at the Kishangarh interchange, close to the DLC rate benchmarks buyers should check.
The approved alignment runs roughly 181 km at an estimated Rs 6,906 crore, acquiring about 1,679 hectares across Jaipur, Sikar, Nagaur, Ajmer and Alwar districts. Treat the length as provisional: the environmental clearance filing describes a 208 km route, so the line is not fully frozen.
Time on the road. The corridor is designed to shorten the Delhi-Jaipur run substantially, and press reporting around the December 2025 construction start put the saving at up to three hours, alongside fuel savings and fewer delays on the highways it relieves. Treat the figure as reported rather than notified: it comes from news coverage, not an NHAI or RSRDC document, and the alignment itself is not yet fully frozen.
