Question 1

Do I need an AAI NOC to build near Kozhikode Karipur Airport?

Accepted Answer

Yes. Every structure within 20 km of Karipur Airport's Aerodrome Reference Point requires an AAI height clearance NOC under GSR 751(E) before construction begins. No exemption exists for smaller structures or low-floor buildings.

Question 2

How does the tabletop runway at Karipur change height calculations compared to other airports?

Accepted Answer

Karipur sits at approximately 343 feet AMSL. Because AAI measures height in AMSL, plots in the surrounding lower-elevation valleys lose AGL headroom faster than near a flat-ground airport. Fewer floors may still breach the ceiling.

Question 3

What is the airport funnel zone, and how does it affect Kondotty and Karipur village plots?

Accepted Answer

The funnel zone runs along runway 10-28 approach paths, covering Kondotty, Pallikkal, and Nediyirippu. The permitted height equals 2% of the distance from the runway edge, so a plot 1,000 m away is capped at just 20 m AGL.

Question 4

Are plots in Pallikkal and Nediyirippu near Karipur Airport safe to buy?

Accepted Answer

Not without checking the Malappuram collectorate for active acquisition proceedings. The state acquired 12.48 acres there in 2024 for RESA expansion. AAI still projects needing around 152 acres for full development, and further notices are possible.

Question 5

What happens if a building near Kozhikode airport violates AAI height restrictions?

Accepted Answer

Violation of GSR 751(E) can lead to denial of Occupancy Certificate, AAI show-cause notices, and court-ordered demolition of non-compliant floors. The buyer inherits legal liability after registry with no easy remedy.

Question 6

Does the RESA expansion affect the funnel zone or NOC requirement for nearby plots?

Accepted Answer

Yes. The RESA expansion on both runway ends shifts the approach surfaces and may tighten the funnel zone geometry near Pallikkal (Runway 10 side) and Nediyirippu (Runway 28 side). Verify your plot against the updated NOCAS data after RESA completion.

Question 7

How do I check and apply for the AAI height NOC for a plot near Karipur airport?

Accepted Answer

Apply at nocas2.aai.aero via the NOCAS portal. Submit your plot's WGS84 coordinates and surveyed site elevation in AMSL. The NOC is valid for eight years once issued by AAI's designated officer.

Question 8

Can I rely on a neighbor's building permit as proof that my Kondotty plot clears the height restriction?

Accepted Answer

No. AAI calculates height by your plot's specific CCZM grid coordinates and AMSL site elevation. Two adjacent plots can have different Permissible Top Elevations depending on their grid placement and ground elevation. Verify yours directly through NOCAS.
