Question 1

What is the ADA Master Plan 2033 and how does it affect land buying in Ajmer?

Accepted Answer

The ADA Master Plan 2033 assigns every parcel in Ajmer, Kishangarh, Pushkar, and 118 revenue villages to a land use zone. That zone determines what can legally be built. Checking the Ajmer masterplan land zone before purchase is non-negotiable.

Question 2

What is Section 90A and why does it matter for plot buyers in Ajmer?

Accepted Answer

Section 90A converts agricultural land to residential or commercial use. Without it, your plot cannot be registered at the Sub-Registrar's office, even if a colony layout exists. Always ask for the conversion certificate before paying anything.

Question 3

How do I check the land zone for a specific plot in Ajmer?

Accepted Answer

Use 1acre's ADA masterplan layer (Premium) to view the zone overlay by survey number. Confirm revenue entries via Rajasthan's Apna Khata portal. The Jamabandi land-type entry tells you whether 90A conversion has been completed.

Question 4

Is agricultural land near Kishangarh a good investment given DMIC?

Accepted Answer

The Ajmer–Kishangarh Investment Region is a notified DMIC node with real industrial demand. But agricultural parcels adjacent to the zone do not automatically convert. Buy only within ADA-approved schemes or plots with completed 90A documentation.

Question 5

Can I get a bank loan to buy a plot in Ajmer?

Accepted Answer

Yes, but only on ADA-approved plots or parcels with a completed 90A conversion and registered sale deed. Banks will not lend against society-patta or unconverted agricultural land. Verify approval status before approaching any lender.

Question 6

What documents must I insist on before buying a plot in Ajmer?

Accepted Answer

Demand the sale deed, latest Jamabandi, Section 90A certificate, ADA layout approval number, encumbrance certificate, and khasra boundary map. A lawyer's title opinion is strongly recommended alongside your own verification.

Question 7

What is the Pushkar land restriction I should know about?

Accepted Answer

Pushkar sits within a heritage and tourism conservation zone. Agricultural land here cannot be freely converted for commercial or residential use. Several parcels have been sold on hotel-development promises that never received approvals, verify zone classification first.
