Question 1

Is Mohali-Sehna Highway land a good investment?

Accepted Answer

Yes with discipline, no with hype. Land near the Sirhind and Malerkotla junctions can reward patient buyers, but the Mohali end sits inside the 16 km Chandigarh periphery, where building rights are tightly restricted regardless of the highway.

Question 2

Is the Mohali-Sirhind-Sehna highway under construction?

Accepted Answer

Yes, in parts. Work on the Mohali-Sirhind package (NH-205AG) has started, with completion targeted around May 2026. The corridor runs on the Hybrid Annuity Model across four packages under Bharatmala Pariyojana.

Question 3

Which districts does the corridor pass through?

Accepted Answer

The alignment crosses Fatehgarh Sahib, Patiala, Malerkotla, Sangrur and Barnala, besides SAS Nagar at the Mohali end. It starts at Bhagomajra near Mohali and terminates at Sehna in Barnala district.

Question 4

Can I build on land within 16 km of Chandigarh?

Accepted Answer

Rarely without sanction. The Punjab New Capital (Periphery) Control Act, 1952 prohibits construction within 16 km of Chandigarh's boundary outside the lal dora. GMADA demolishes violations, so verify periphery status before buying anything.

Question 5

Do I need a CLU certificate before buying a plot here?

Accepted Answer

Yes. Without change of land use from agriculture to residential, the colony is illegal under PAPRA. The sub-registrar can refuse the sale deed, and GMADA can raze the construction later.

Question 6

Is the land along the alignment already acquired?

Accepted Answer

Yes, mostly. NHAI issued Section 3D notifications for all four packages in 2022-23, and Mohali handed over acquired land after paying landowners. A plot on the alignment strip is government land, not a buyable parcel.

Question 7

When will the Mohali-Sirhind section be completed?

Accepted Answer

NHAI's Chandigarh office has targeted May 2026 for the Mohali-Sirhind package, which links Chandigarh to NH-44. Other packages toward Malerkotla, Sangrur and Barnala follow separate, later timelines subject to progress.

Question 8

What is the SYL canal bridge issue on this route?

Accepted Answer

NHAI moved the Supreme Court to build a bridge over the Satluj-Yamuna Link canal at Pawala village in Fatehgarh Sahib. A standing status quo order on the SYL canal means the crossing needs the court's clearance first.
