Question 1

Is buying land along Zirakpur Patiala Highway a good investment?

Accepted Answer

Yes, in GMADA-licensed colonies from Airport Chowk to Derabassi with Aerotropolis proximity and completed NH-64 widening. No, in unauthorized colonies or agricultural land without CLU in Lalru, Derabassi, and Rajpura. GMADA's unauthorized colony list catches buyers every quarter, making license verification mandatory before signing.

Question 2

What is GMADA license and why is it required?

Accepted Answer

GMADA license confirms a colony meets Greater Mohali Area Development Authority's infrastructure standards under the Revised Master Plan 2031. Licensed colonies qualify for building sanctions, Khata transfers, and bank financing. Unauthorized colonies without licenses remain illegal, ineligible for civic services, and banks reject loan applications outright.

Question 3

What is CLU approval in Punjab land buying?

Accepted Answer

CLU (Change of Land Use) approval permits agricultural land to be used for residential or commercial purposes under PUDA or GMADA jurisdiction. Process takes 6-12 months plus conversion charges and development fees. Construction on agricultural land without CLU approval is prohibited regardless of sale deed registration.

Question 4

Which areas along Zirakpur Patiala Highway have best appreciation?

Accepted Answer

Airport Chowk to Derabassi grew 35-45% from 2020 to 2026 driven by GMADA Aerotropolis construction and Chandigarh Airport proximity. Licensed colonies in Derabassi ran 20-28% appreciation. Rajpura licensed pockets showed 15-20%. Unauthorized colonies without GMADA licenses stagnated or dropped 10-30% once approval delays became clear.

Question 5

Can I get a bank loan for plots on Patiala Highway?

Accepted Answer

Yes, but only for GMADA-licensed colonies with CLU approval and completed building sanctions from Municipal Council. Unauthorized colonies, agricultural land without CLU, and plots in NH-64 acquisition zones face loan rejection or require 50-60% down payment with 2-3% higher interest rates. Most Lalru-Rajpura plots don't qualify.

Question 6

What is the difference between GMADA approved and unauthorized colonies?

Accepted Answer

GMADA-approved colonies meet infrastructure standards for road width (30-40 feet), underground sewerage, water supply, parks, and civic amenities as per master plan. Unauthorized colonies lack these approvals, making building sanctions, Khata transfers, and bank loans impossible. GMADA publishes unauthorized colony lists updated periodically on their website.

Question 7

How do I verify if a colony has GMADA license?

Accepted Answer

Visit GMADA office in Mohali with colony name and location. Request license certificate and approval order with license number. Cross-check colony layout against GMADA's Revised Master Plan 2031 zone map. Confirm CLU approval exists if land was previously agricultural. Verify with local Municipal Council whether building sanctions can be issued.

Question 8

How much have Zirakpur Patiala Highway land prices increased?

Accepted Answer

Airport Chowk to Derabassi climbed from ₹45,000-₹50,000 per square yard in 2020 to ₹70,000-₹85,000 in 2026. Derabassi licensed colonies ran ₹33,000-₹40,000 to ₹40,000-₹55,000. Rajpura stayed flat at ₹30,000-₹45,000 for unauthorized developments. Aerotropolis-adjacent licensed colonies command premium because GMADA approvals exist, infrastructure is operational, and airport employment demand is real today.
