Question 1

What is HMDA and which areas along the Vijayawada highway does it now cover?

Accepted Answer

HMDA, the Hyderabad Metropolitan Development Authority, governs planning across the Hyderabad Metropolitan Region. G.O. Ms. No. 68 dated March 12, 2025 expanded that region to include 1,355 revenue villages across 104 mandals in eleven districts, covering 10,472 sq km up to the Regional Ring Road boundary. The full NH-65 corridor from LB Nagar through Choutuppal now sits inside HMDA jurisdiction.

Question 2

What is TG-bPASS and why does it change how buyers verify Vijayawada highway layouts?

Accepted Answer

TG-bPASS is the Telangana government's exclusive digital portal at tgbpass.telangana.gov.in for all layout and building permissions in Grampanchayat-limits areas under HMDA jurisdiction. Since April 24, 2024, HMDA no longer accepts applications through the old DPMS portal for these areas. Any layout approval for a Grampanchayat-located outer-belt plot filed through DPMS after that date is invalid. Buyers must verify through TG-bPASS, not HMDA's older portal.

Question 3

How do I verify a Vijayawada highway plot has a valid HMDA layout approval?

Accepted Answer

Enter the layout approval number the seller provides at masterplan.hmda.gov.in/planning/LO.aspx. The report shows sanctioned area, layout number, and approval status. If the number is absent, or the sanctioned area is smaller than the plot being sold, the layout does not cover your transaction. For Grampanchayat villages, cross-check at tgbpass.telangana.gov.in as a second step.

Question 4

Where exactly is the RRR interchange on NH-65 and what should buyers near it know?

Accepted Answer

The RRR interchange with NH-65 is planned near Bangarigadda village, Choutuppal. NHAI called construction bids in February 2025 for the northern arc. Parcels inside the formal acquisition corridor near this interchange face compulsory acquisition at government-determined rates. Parcels in HMDA-approved layouts just outside the acquisition boundary hold the cleaner investment position. Verify the specific survey number against NHAI acquisition maps at the tehsil office before buying anywhere in the Bangarigadda-Choutuppal zone.

Question 5

What is the MSME Green Industrial Park at Dandumailaram and why does it matter?

Accepted Answer

TSIIC established a 354-acre green industrial park at Dandumailaram village in Choutuppal Mandal for exclusively green-category industries. Companies are actively building operational units there. Parks of this scale typically translate into measurable residential demand within a 10-15 km radius over three to five years, which is why the Choutuppal outer belt is absorbing most of the HMDA-approved plotted project launches on NH-65 in 2025.

Question 6

How do I verify ownership and land classification for a Vijayawada highway plot on Dharani?

Accepted Answer

Go to dharani.telangana.gov.in and pull the pattadar passbook for the specific survey number. The record shows the registered pattadar name, land classification, and any encumbrance remarks. If the seller's name does not match the pattadar on record, the title is disputed and no further due diligence is relevant until that gap is resolved.

Question 7

Why did HMDA demolish constructions in Pedda Amberpet and Choutuppal on this corridor?

Accepted Answer

HMDA demolished five illegal constructions in Pedda Amberpet, Abdullapurmet Mandal, confirming those structures sat on land that had been formally acquired and handed to HMDA for ORR project-affected persons. A separate January 2025 special drive cleared three unauthorised structures in Choutuppal Municipality and three in Ibrahimpatnam Municipality. Both actions demonstrate HMDA uses enforcement machinery actively on this corridor, not just show-cause notices.

Question 8

What five documents are mandatory before buying any land on the Vijayawada highway?

Accepted Answer

HMDA layout approval verified at masterplan.hmda.gov.in/planning/LO.aspx. TG-bPASS project status at tgbpass.telangana.gov.in for any Grampanchayat-located parcel. Pattadar passbook from dharani.telangana.gov.in confirming registered ownership and land classification. TS RERA registration at rera.telangana.gov.in with active project and developer status. Encumbrance certificate from the Sub-Registrar covering thirteen years, confirming no prior charge, mortgage, or litigation on the survey number. Every one of these, not a subset.
