Question 1

Is Magadi Road a good investment for land buying in Bengaluru?

Accepted Answer

Conditional yes. The Namma Metro Phase 3 Orange Line gives the corridor a hard infrastructure anchor with depot work at Kadabagere. Risk lies in revenue sites and unauthorised layouts. Buy only sanctioned BDA or BMRDA approved Magadi planning authority plots.

Question 2

Is the BDA Revised Master Plan 2031 zone framework notified?

Accepted Answer

No. The BDA withdrew the RMP 2031 draft in July 2020 and a fresh objection round followed. As of 2026, RMP 2015 remains the operative plan for Bengaluru's local planning area. Any zone change claim should be cross-checked against RMP 2015 maps.

Question 3

Can I get a home loan on a revenue site near Magadi Road?

Accepted Answer

No. Nationalised banks refuse loans on revenue sites without DC conversion and a valid A-Khata. Private financiers may lend at higher rates with stricter terms, but you carry the full demolition and registration risk if approvals never come through.

Question 4

What is the difference between A-Khata and B-Khata in Bengaluru?

Accepted Answer

A-Khata signals full municipal recognition, building plan eligibility, and loan eligibility. B-Khata signals revenue entry and tax payment only, with no construction or redevelopment rights. A-Khata B-Khata verification through GBA records is essential before any Magadi Road transaction.

Question 5

Where is the Kadabagere metro depot located?

Accepted Answer

The Kadabagere depot corridor terminates near Byadarahalli on Magadi Road, where BMRCL earmarked roughly 75 of the 100 acres acquired for Phase 3 depot infrastructure. State cabinet approval for full acquisition expenditure came through after November 2022.

Question 6

How do I check if a layout near Magadi Road is unauthorised?

Accepted Answer

Open the BDA unauthorised layout BDA list at bdabangalore.org and the BMRDA list at bmrda.kar.nic.in. Match the layout name, survey number, and village. Cross-check with the planning authority for the Magadi taluk before any payment, advance, or token amount.

Question 7

Does the Greater Bengaluru Authority issue khata certificates now?

Accepted Answer

Yes. The Greater Bengaluru Authority khata system replaced the BBMP-issued khata after 2 September 2025. The 2025 Begur division suspensions over illegal khata certificates confirm that the GBA is also actively cancelling fraudulent entries issued under the old regime.

Question 8

Is DC conversion needed before building on Magadi Road agricultural land?

Accepted Answer

Yes. Without a Deputy Commissioner's land conversion order under the Karnataka Land Revenue Act, the revenue site DC conversion requirement is unmet, the site cannot host sanctioned construction, and any building raised faces fines or demolition under enforcement action.
