Question 1

Is buying land on Mysore Road a good investment?

Accepted Answer

Yes, in BDA-approved layouts from Kengeri to Kumbalgodu with Metro Purple Line access and NICE Road proximity. No, in unauthorized layouts or AG-classified plots in Ullal and Bidadi without DC conversion. BDA's illegal layout list catches buyers quarterly, making layout approval verification mandatory before signing.

Question 2

What is BDA approval and why does it matter?

Accepted Answer

BDA approval confirms a layout meets Revised Master Plan 2015 infrastructure standards for road width, drainage, parks, and utilities. Approved layouts qualify for building sanctions, Khata transfers, and bank financing. Unauthorized layouts without BDA approval remain illegal, ineligible for civic services, and banks reject loans outright.

Question 3

What is DC conversion in Bangalore land buying?

Accepted Answer

DC conversion is the Deputy Commissioner's order permitting agricultural land to be used for residential or commercial purposes. Cases also needing CLU through BDA typically take 6 to 9 months combined. Neither the layout nor individual plots can be legally sold until both DC conversion and CLU approvals are completed.

Question 4

Which areas along Mysore Road have best appreciation?

Accepted Answer

Kengeri to Kumbalgodu grew 30-40% from 2020 to 2026 driven by Purple Line Metro stations at Challaghatta and Kengeri plus NICE Road access. BDA-approved layouts in Kumbalgodu ran 15-25% appreciation. Ullal and Bidadi BMRDA-approved pockets showed 12-18%. Unauthorized layouts without approvals stagnated or dropped 10-25%.

Question 5

Can I get a bank loan for plots on Mysore Road?

Accepted Answer

Yes, but only for BDA-approved layouts with DC conversion and CLU done. Agricultural land without conversion, unauthorized layouts, and plots in BDA's illegal layout list face loan rejection or require 50-60% down with 2-3% higher interest. Most Ullal-Bidadi plots don't qualify for standard financing.

Question 6

What is the difference between BDA and BMRDA approved layouts?

Accepted Answer

BDA (Bangalore Development Authority) governs 1,306 sq km Local Planning Area under RMP 2015. BMRDA (Bangalore Metropolitan Region Development Authority) covers larger 8,005 sq km region. Both issue layout approvals but BDA approval is required for plots within BDA limits. BMRDA approval applies to areas outside BDA jurisdiction like outer Bidadi.

Question 7

How do I verify if a layout has BDA approval?

Accepted Answer

Visit BDA office in Bangalore with layout name and survey numbers. Request layout approval certificate and license number. Cross-check against BDA's illegal layout list published on their website. Verify DC conversion exists if land was previously agricultural. Confirm with BBMP whether Khata can be issued for that layout.

Question 8

How much have Mysore Road property prices increased?

Accepted Answer

Kengeri to Kumbalgodu climbed from ₹6,000-₹7,000 per square foot in 2020 to ₹9,000-₹12,000 in 2026. Kumbalgodu BDA-approved layouts ran ₹4,000-₹5,000 to ₹5,000-₹8,000. Ullal-Bidadi stayed flat at ₹3,000-₹5,000 for unauthorized developments. Metro Purple Line and NICE Road access drove premiums in approved layouts only.
