Question 1

Has land acquisition for the Hyderabad-Chennai corridor started yet?

Accepted Answer

No. As of the most recent reporting, the corridor's final alignment had only just been submitted to the Tamil Nadu government for approval, meaning the DPR and Cabinet sanction stages both still needed to be completed before any acquisition could begin.

Question 2

What replaced the Dharani portal in Telangana?

Accepted Answer

Bhu Bharati, launched in April 2025 under the Telangana Bhu Bharati Record of Rights in Land Act, 2025, replaced Dharani statewide, introducing a GPS-linked Bhudhaar number for every land parcel.

Question 3

What does it mean if a property shows up on the Section 22A prohibited list?

Accepted Answer

It means the title is classified as non-marketable. Banks will reject a loan application, and the Sub-Registrar will refuse to register a sale, even if the underlying issue is simply a data error.

Question 4

Why does the closed correction window matter for older Dharani-era records?

Accepted Answer

Landowners had exactly one year from April 2025 to challenge errors in their Record of Rights. That window closed in April 2026, and uncorrected entries are now treated as final under the law's finality clause.

Question 5

How long will this bullet train corridor actually take to build?

Accepted Answer

Industry estimates place construction at ten to fifteen years, with physical work potentially starting only after 2026 or 2027, well behind the more advanced Mumbai-Ahmedabad corridor already under construction.

Question 6

What is the difference between Pahani and ROR 1B?

Accepted Answer

Pahani records crop and cultivation details, mainly relevant for farmers. ROR 1B is the actual ownership rights record, the document a buyer needs to confirm before any sale or registration.

Question 7

Is the Hyderabad-Chennai route the same as the Hyderabad-Bengaluru corridor?

Accepted Answer

No, they are separate projects, but both are planned to share the same Shamshabad hub near Hyderabad's airport, which is why the two are often discussed together as part of a wider southern high-speed rail vision.

Question 8

How much will this project cut travel time between the two cities?

Accepted Answer

Once operational, the journey is projected to drop from roughly 12 hours today to somewhere between two hours twenty minutes and two hours fifty-five minutes on the high-speed line.
