Question 1

What is the FCDA masterplan land area in Hyderabad, and which villages does it cover?

Accepted Answer

FCDA covers 765.28 sq km across 56 revenue villages in seven mandals: Amangal, Ibrahimpatnam, Kadthal, Kandukur, Maheshwaram, Yacharam, and Manchala in Rangareddy district. The Future City Development Authority was constituted by a Telangana Cabinet order in March 2025 for the Bharat Future City project, replacing HMDA and DTCP jurisdiction in these villages. Use the 1acre Premium FCDA Masterplan layer to check your specific survey number's location within the FCDA boundary before any advance payment.

Question 2

How do I verify if a layout inside the FCDA zone has a valid approval, and does an HMDA LP number still count?

Accepted Answer

Check LP numbers at hmda.gov.in for issue date. From December 2025 onward, valid approvals come only from FCDA via buildnow.telangana.gov.in. An HMDA LP number issued after gazette for a transferred village is a serious title risk.

Question 3

Are FCDA RERA-approved plots available, and how do I verify RERA registration?

Accepted Answer

Yes. RERA registration is mandatory for all plotted schemes inside FCDA limits. Verify at tsrera.telangana.gov.in by searching the project name or promoter. Schemes without RERA registration carry no statutory delivery obligation and no grievance redress mechanism.

Question 4

Can agricultural land inside FCDA limits be purchased and developed for residential use?

Accepted Answer

No, not without a formal CLU order from FCDA against the specific survey number. Any seller pricing agricultural land at residential rates without producing an FCDA CLU is misrepresenting development potential. Confirm land use status on Dharani first.

Question 5

Which Srisailam Highway FCDA mandal has the strongest infrastructure backing right now?

Accepted Answer

Kandukur mandal, specifically the Mirkhanpet area. The FCDA headquarters building is under construction at Survey No. 112 on 7.5 acres there. The Ratan Tata Road (Greenfield Radial Road 1) connecting Raviryal on the ORR to Amangal on the RRR was also formally launched from Kandukur.

Question 6

How does the Greenfield Radial Road RRR connectivity plan affect FCDA zone land values?

Accepted Answer

Phase 1 (Raviryal to Meerkhanpet, 19.2 km, Rs 1,665 crore) is under construction. Phase 2 covers 22.30 km at Rs 2,365 crore. Parcels within 2 km of these alignments carry the strongest appreciation thesis.

Question 7

What is the legal risk specific to Ibrahimpatnam mandal inside the FCDA zone?

Accepted Answer

Ibrahimpatnam carries the highest title risk in the FCDA layer. Active Pharma City-era acquisition entries affect multiple survey numbers. Confirm on Dharani that any survey number is free of acquisition notifications. FCDA zone inclusion does not clear old encumbrances.
