Question 1

What does the Highways overlay show on 1acre.in?

Accepted Answer

The Highways overlay displays the alignments of major roads including NHAI-managed National Highways (NH-44, NH-65, NH-163, NH-765) and the 162 km Outer Ring Road (ORR). It helps buyers identify proximity to highway corridors, ORR Growth Corridor buffer zones, and GO 111 bio-conservation zone boundaries that determine what can be built on nearby land.

Question 2

How does proximity to national highways affect land value?

Accepted Answer

Highway proximity can add value through improved connectivity and commercial demand, but in Hyderabad several key corridors — Rajendranagar, Moinabad, Shamshabad — are restricted under GO 111, whose legal status is currently sub-judice in the Telangana High Court (2024–25). Always verify GO 111 applicability and HMDA zone classification before attributing value to highway proximity.

Question 3

What are the land acquisition rules for national highway projects?

Accepted Answer

Land acquisition for national highway projects is governed by the RFCTLARR Act 2013 and the National Highways Act 1956. For the Regional Ring Road (RRR) specifically, land within the 100 m right-of-way is subject to compulsory acquisition at approximately ₹25 lakh per acre regardless of market rate — buyers near NH-765 south and the Shadnagar corridor must verify RRR acquisition zone status before purchasing.

Question 4

How can I check if land falls in a highway alignment or buffer zone?

Accepted Answer

Use the 1acre Premium Highways layer to check if your plot falls within a highway corridor, the ORR 1 km Growth Corridor belt, or the GO 111 bio-conservation zone boundary. Check on 1acre Premium . Cross-reference with NHAI maps for national highway RoW, and verify ORR Growth Corridor status via HMDA's portal at hmda.gov.in.

Question 5

What restrictions apply to construction near national highways?

Accepted Answer

Land within the highway RoW cannot carry permanent structures. For the ORR specifically, G.O.Ms.No.470 (2008) imposes Special Development Zone (SDZ) rules within a 1 km belt on either side — no layout may open directly onto the ORR or radial roads, and all approvals require HMDA review. Any Gram Panchayat layout inside this belt without HMDA review has no legal standing.

Question 6

How does upcoming highway expansion affect nearby land parcels?

Accepted Answer

Highway expansion can trigger acquisition notifications and reduce development potential. In Hyderabad, HYDRAA (Hyderabad Disaster Response and Assets Protection Agency) has additionally demolished structures within ORR limits — documented in Gandipet (2024) and Shamshabad (43.94 acres reclaimed). Verify HMDA zone, ORR Growth Corridor status, and HYDRAA action history for any plot in these corridors.

Question 7

What should buyers verify about highway proximity before purchasing land?

Accepted Answer

Before purchase verify: distance from highway centreline and whether land falls within the notified RoW; ORR 1 km Growth Corridor (SDZ) status via HMDA; GO 111 zone applicability and current court status for the six affected mandals; HYDRAA demolition or litigation history for the plot's locality; and HMDA or DTCP layout approval. A Gram Panchayat layout inside the ORR belt without HMDA review has no legal standing.
