Question 1

Is it safe to buy land near the Hyderabad ORR?

Accepted Answer

Only in an HMDA-approved (LP-numbered) layout with a clean Bhu Bharati (Dharani) record and an FTL or buffer clearance for the specific survey number. Gram Panchayat plots without HMDA sanction are not bank-financeable and depend on LRS regularisation.

Question 2

What is the ORR Growth Corridor and the Multi-Purpose Use Zone?

Accepted Answer

HMDA designates the 1 km belt on either side of the ORR as a Growth Corridor, zoned as a Multi-Purpose Use Zone in the master plan. That zone permits a mix of uses, residential, commercial, institutional and select others, rather than a single use, which is what makes corridor land attractive. But multi-purpose is not anything-goes: permitted activities, road-width requirements and setbacks are specified, so confirm the exact use your plot allows before assuming construction is sanctioned.

Question 3

What is the difference between a Gram Panchayat plot and an HMDA plot?

Accepted Answer

A GP layout is approved only by the village panchayat; an HMDA plot has a sanctioned Layout Permission (LP) number with released, mortgage-free plots. Banks finance HMDA layouts; most GP layouts require LRS regularisation before they are legally and financially safe.

Question 4

What is LRS and should I buy an LRS-pending plot?

Accepted Answer

LRS is the Layout Regularisation Scheme for unapproved layouts. An LRS application is not a completed regularisation; buying an LRS-pending plot means inheriting the risk that it is never approved. Treat LRS applied as a caution, not a clearance. As of August 2026, the 25% fee rebate for 2020 applicants runs to 30 November 2026; paying the fee does not complete the regularisation.

Question 5

Does GO 111 still restrict land in the western ORR catchment?

Accepted Answer

Yes. GO 111 protected the Osman Sagar and Himayat Sagar catchment. Its repeal was announced in 2022 and decided by the Cabinet in May 2023, but it was challenged in court and never implemented, so GO 111 still applies. As of August 2026, a committee's plan to open about eight villages inside the ORR first was awaiting a Cabinet decision. Verify the notified status for the exact village before transacting in Gandipet, Shankarpally or the western fringe.

Question 6

Should I check the plot on Dharani or Bhu Bharati?

Accepted Answer

Telangana's portal is now Bhu Bharati, the renamed Dharani system. Pull the passbook and survey-number record there, and cross-check ownership, extent, and that the land is not assigned or under prohibition.

Question 7

Which ORR corridors have the strongest investment case?

Accepted Answer

The western IT and financial belt (Kokapet, Narsingi, Tellapur) has the deepest confirmed infrastructure but the highest prices. The south-east (Adibatla, Tukkuguda) is anchored by aerospace and hardware clusters. The north (Kompally, Shamirpet) rides Genome Valley. Each still requires HMDA-layout verification at the plot level.

Question 8

Can I get a bank loan on an open plot near the ORR?

Accepted Answer

Banks finance plots in HMDA-sanctioned layouts with a clear title and released status. Pure agricultural land, assigned land, and unregularised GP plots are generally not eligible.

Question 9

Is Nehru Outer Ring Road the same as Hyderabad ORR?

Accepted Answer

Yes. Nehru Outer Ring Road is the official name of the Hyderabad Outer Ring Road, the 158 km, 8-lane ring road around the city. HMDA owns it through the Hyderabad Growth Corridor Limited, and since August 2023 IRB Golconda Expressway has collected its tolls under a 30-year concession. Signs, maps and searches use ORR, Nehru ORR and Hyderabad ORR for the same road.

Question 10

How long is the Hyderabad ORR and how many exits does it have?

Accepted Answer

The ORR is 158 km long. It started with 19 interchanges; Narsingi opened as the 20th in July 2023, and more access points have been added or proposed since. Exits are numbered around the ring, for example Exit 3 at Patancheru, Exit 7 at Shamirpet and Exit 16 at Shamshabad. Confirm the current count on the ORR signage, as new exits are still being built.

Question 11

Which ORR exit serves Patancheru and Medchal?

Accepted Answer

Patancheru is Exit 3, at the Muttangi junction in the north-west. Medchal is served by the Kandlakoya junction on NH 44 in the north. Patancheru has an industrial-pollution legacy and Medchal has many Gram Panchayat layouts, so for plots near either exit confirm the HMDA Layout Permission number and the Bhu Bharati record for the survey number.

Question 12

How do I find the nearest Outer Ring Road entry?

Accepted Answer

The ORR is access-controlled, so you can join it only at an interchange. Find your area in the exit table on this page, then use a navigation app from your location to that interchange. For land, measure the distance from the plot to the nearest interchange, not to the road itself, because a plot beside the carriageway may be several kilometres from an entry.
