Question 1

What is the airport funnel zone in Hyderabad?

Accepted Answer

The funnel zone is the approach and departure corridor aligned with RGIA's runways. Height limits inside it follow a 2% gradient rule: permitted height equals 2% of distance from the runway edge. It extends roughly 34.5 km east-west from the airport.

Question 2

Do I need an NOC from AAI before buying land near Shamshabad?

Accepted Answer

You do not need an NOC to buy, but you need one before construction. Any structure within 56 km of RGIA's Aerodrome Reference Point requires a height clearance NOC from AAI filed through the NOCAS (NOC Application System) portal, as RGIA is an IFR (Instrument Flight Rules)-rated airport.

Question 3

Which areas in Hyderabad fall under HADA master plan restrictions?

Accepted Answer

The former HADA area — now under HMDA jurisdiction since 2008 — covers 458 sq km across 70 revenue villages in Ranga Reddy District around RGIA Shamshabad. Full village list: G.O.Ms. No. 287 (MA & UD dated 03.04.2008). Verify your survey number against HADA boundaries before transacting.

Question 4

What is the maximum building height allowed near Rajiv Gandhi International Airport?

Accepted Answer

Inside the inner horizontal surface (within 4 km of the aerodrome), the cap is 45 m. In the approach funnel itself, height equals 2% of distance from the runway. Beyond 15 km, there is no fixed cap but an NOC is still mandatory.

Question 5

Is Kothur outside the airport height restriction zone?

Accepted Answer

Yes. Kothur falls outside HADA limits and beyond the strictest funnel surface. Standard HMDA zoning applies. It is one of the few NH-44 corridor locations where air funnel zone building rules do not constrain vertical development.

Question 6

How do I check if my plot falls under the air funnel zone?

Accepted Answer

Visit nocas2.aai.aero, enter your World Geodetic System 1984 (WGS-84) coordinates and site elevation. The CCZM for Hyderabad-Shamshabad will show your Permissible Top Elevation — below 150 m, local bodies can clear permits directly. For a faster visual check, overlay your survey number on the 1acre Premium map (1acre.in/subscribe) to see funnel zone boundaries before approaching NOCAS.

Question 7

What is a CCZM and how does it affect building permission in Hyderabad?

Accepted Answer

The Colour Coded Zoning Map issued by AAI shows permissible height grids around RGIA. It delegates approval authority to GHMC or HMDA for structures below 150 m, avoiding the need for a full NOCAS application in most standard residential plots.

Question 8

Can I build a house in Shamshabad without an AAI NOC?

Accepted Answer

Only if your CCZM permissible top elevation covers your proposed structure and the local body approves it directly. For any structure above 15 m above ground level, an AAI height NOC via NOCAS is mandatory before construction starts.

Question 9

How long does an AAI height NOC take for a Hyderabad plot?

Accepted Answer

The NOCAS portal does not state a fixed processing time. Applications for structures below the CCZM elevation, or beyond a set distance from the airport and at or below a set height, can be settled automatically by the system. Others go through AAI review. In September 2026 the Civil Aviation Minister asked officials to make the process time-bound, but no new timeline had been notified as of October 2026.

Question 10

Do I need an AAI NOC consultant for building height clearance in Hyderabad?

Accepted Answer

No. Owners can file on NOCAS themselves. What you do need is a site survey: the site elevation and WGS-84 coordinates must come from a licensed surveyor approved by the local body, an AAI-empanelled private surveyor or the airport operator. Many owners hire a consultant to manage the survey and filing, but only AAI issues the NOC, in the owner's or lessee's name.

Question 11

What is the NOCAS map and how do I use it?

Accepted Answer

NOCAS is AAI's online NOC Application System. Its map tools show the Colour Coded Zoning Maps of major airports and give an approximate permissible top elevation for coordinates you enter before applying. The figure is above mean sea level, so subtract your site elevation to get the height above ground. Treat it as a screen; only an issued NOC fixes the height for your plot.

Question 12

Is HADA still the approving authority near Shamshabad?

Accepted Answer

No. HADA was dissolved and merged into HMDA under G.O.Ms.No.572 MA, dated 25.08.2008, so HMDA handles approvals. Zoning in part of the old HADA area still follows the HADA Master Plan notified under G.O.Ms.No.287 MA in April 2008. Villages moved into the Future City Development Authority in March 2025 now come under FCDA instead.
