Question 1

Do I need an AAI NOC to build on land within the Warangal airport height restriction zone?

Accepted Answer

Yes. Under the Height Restrictions for Safeguarding of Aircraft Operations Rules, 2015, all structures within 20 km of Mamnoor's Aerodrome Reference Point require a No Objection Certificate from AAI via the NOCAS portal before construction can begin.

Question 2

What is the air funnel zone and what does it mean for my plot near Warangal airport?

Accepted Answer

The air funnel zone runs along the runway axis. Building height is capped at 2% of your distance from the runway end. At 1 km distance, the maximum height is 20 metres. It is the strictest zone in the entire OLS framework.

Question 3

At 7 km from Mamnoor airport, how tall can I build without AAI approval?

Accepted Answer

At 7 km, in Warangal only buildings above 140 metres require direct AAI approval. This is more permissive than most cities. However, the CCZM for your specific grid coordinates is the definitive number, not a general rule.

Question 4

Which villages near Mamnoor airport are under active land acquisition?

Accepted Answer

Nakkalapally, Gadipally, and Gunturpally are under acquisition orders issued via G.O. M.S. No. 36 (2023). Farmers in Gunturpally protested compensation of ₹1.20 crore per acre against a claimed market rate of ₹4 crore per acre.

Question 5

Will Warangal Mamnoor airport development increase land prices nearby?

Accepted Answer

It already has. Agricultural land near Mamnoor doubled from roughly ₹1 crore to ₹2 crore per acre after the redevelopment announcement. The full ₹850 crore project is approved but land handover to AAI is still in progress. Price appreciation depends on construction timeline.

Question 6

What happens if I build without AAI clearance near Warangal airport?

Accepted Answer

Violations are handled under the Aircraft (Demolition of Obstructions Caused by Buildings and Trees) Rules, 1994. The authority can require compulsory demolition of the non-compliant floors or the entire structure. There is no fine-only option.

Question 7

How do I check the exact permitted building height for my plot near Mamnoor?

Accepted Answer

Check the Colour Coded Zoning Map for Warangal Airport on the AAI NOCAS portal (nocas2.aai.aero). Input your plot's GPS coordinates. If your planned height stays within the CCZM permissible elevation, the local body can clear you. If it exceeds it, apply directly to AAI.

Question 8

Can I use land near Mamnoor airport for warehousing or low-rise industrial use?

Accepted Answer

Low-rise structures that stay within the OLS-permitted height for their specific zone are viable. Single-storey and two-storey logistics or agricultural facilities typically fall below funnel zone thresholds. Confirm the exact limit for your survey number on NOCAS before committing.
