Question 1

Is the Kanpur Road Lucknow land buying market still active despite the new Awadh Expressway?

Accepted Answer

Yes. The NH-27 Amausi corridor remains the main urban frontage while the Awadh Expressway serves long-distance traffic. Residential demand on Kanpur Road has held up, particularly around Aashiana, LDA Colony, Krishna Nagar and the Outer Ring Road junction at Banthara.

Question 2

When does the Awadh Expressway NE-6 access at the Lucknow end open?

Accepted Answer

The Awadh Expressway NE-6 access at the Lucknow end is targeted for opening in 2026 after delays at Scooter India Chauraha. The Unnao package is largely complete. Ramps, toll-plaza commissioning and elevated-section finishing remain pending in the Lucknow package as of early 2026.

Question 3

How do I verify if a plot is on an LDA approved layout Kanpur Road?

Accepted Answer

An LDA approved layout Kanpur Road carries a sanction order number, an approved Khasra schedule and building-plan eligibility. Verification is done through the LDA Janmitra service and the GIS-based Land Use Portal. A sub-registrar registry alone does not confirm LDA sanction.

Question 4

Is a Kanpur Road plot inside the Master Plan 2031 residential zone?

Accepted Answer

Not all of them are. Master Plan 2031 designates separate residential, mixed-use, industrial and green zones. The LDA GIS portal allows residential zone verification by Khasra. Plots in agricultural or green-buffer zones cannot host construction without Section 143 conversion.

Question 5

How does a Sarojini Nagar tehsil Khasra check protect the buyer?

Accepted Answer

The Sarojini Nagar tehsil Khasra check on UP Bhulekh confirms current land classification, the recorded owner and any encumbrance. It is the cheapest pre-purchase legal screen. Mismatch between brochure and Bhulekh records is the most reliable early warning signal.

Question 6

Are UP RERA registered project plots safer than private layouts?

Accepted Answer

Yes. A UP RERA registered project carries statutory disclosure of layout sanction, possession timeline and escrow obligations. Plotted developments of 500 sq m or more, or with eight or more plots, must register. Verification on up-rera.in takes minutes and is non-negotiable for any buyer.

Question 7

Are plots in the Ashiyana sector plot belt safer than Banthara revenue plots?

Accepted Answer

Yes. The Ashiyana sector plot belt was developed under LDA sectors with sanctioned layouts, infrastructure obligations and clear title chains. Banthara village plots often rely on revenue records and panchayat approvals only, carrying higher conversion and demolition risk despite lower headline prices.

Question 8

Does the Outer Ring Road connect to Kanpur Road and does it lift land value?

Accepted Answer

Yes. The 104 km NH-230 Outer Ring Road connects Kanpur Road with Sultanpur Road, Faizabad Road, Sitapur Road and Hardoi Road at the city periphery. The junction lifts logistics value and supports peripheral residential demand near Banthara and the Mohanlalganj fringe.
