The trap is timing. NHSRCL has finalised the DPR route only recently, so the acquisition process is at its earliest stage. Sellers along Lonavala, Kurkumb, Akluj and Pandharpur are already quoting "bullet train adjacent" pricing for parcels that will not see the corridor for years. Ask for the specific NHSRCL notification and the DPR alignment overlay. Cross-check the 7/12 or Property Card against Maharashtra's Bhulekh portal (for Maharashtra plots), Karnataka's Kaveri Online (for Kalaburagi), or Telangana's Dharani portal (for Zaheerabad and Hyderabad).
Maharashtra revenue vocabulary matters: gat number is the aggregated survey number, satbara is the 7/12 extract, CTS is the Mumbai and Pune city survey number. Karnataka uses survey number, and Telangana uses pattadar and survey number. Because the corridor crosses three states, the compensation calculation on the same parcel type can differ between Maharashtra, Karnataka and Telangana. Maharashtra references Section 26(3) of the LA Act 2013; Karnataka has its own market value benchmark; Telangana's Dharani portal fixes registration value. Buyers should not assume rate parity across the state border.
The corridor cuts across three states through 11 stations. Mumbai's BKC anchors the western end. Pune is the mid-corridor economic hub. Solapur is the Maharashtra-Karnataka border town. Kalaburagi and Zaheerabad are the Karnataka and Telangana entry points. Hyderabad is the eastern terminus.
Each station triggers its own land market. Bandra Kurla Complex is a fully commercial CTS-based market. Lonavala is a hill-station second-home belt. Pune's station is expected near existing Pune Junction or a peripheral location. Solapur, Pandharpur and Akluj are agricultural gats with speculative interest. Zaheerabad and Kalaburagi have lower base rates and higher upside if the corridor completes.

The most misread market is Lonavala and Kurkumb-Daund. Both are second-home belts, and both are on the announced alignment. Some plots being marketed today assume the corridor is confirmed and construction is imminent. Neither is true. Route finalisation is not the same as Section 20 notification, and construction is at least 3-4 years from the first spade.
Ask for the exact NHSRCL package the station falls under, and match against the current tender status. On the Solapur-Pandharpur belt, the corridor overlaps with the Surat-Chennai Expressway and multiple state highway projects; a single gat may attract two or three separate acquisition proceedings. A Mumbai-Hyderabad Bullet Train land purchase without a fresh 7/12 or property card, an NHSRCL notification check, and an overlap scan is guesswork.
