Pull the latest extract from the Mahabhulekh portal, match the village survey number against the operative Development Plan, and confirm the NA order signed by the Tahsildar or Sub-Divisional Officer. The mutation entry should reflect the conversion. Any sale pitched on the strength of a society resolution, a power of attorney, or a "future regularisation" promise is not a transaction. It is an unresolved risk. If the seller cannot place the NA order, the mutation entry, and the sanctioned layout sheet on the table together, walk away. The same caution applies inside Fursungi, Manjri Budruk, Phursungi and the village pockets between Hadapsar and Uruli Kanchan, where revenue-side gunthewari layouts have repeatedly drawn enforcement action.

The mid stretch from Phursungi through Loni Kalbhor falls under PMRDA jurisdiction, where the Draft DP 2041 is the operative document. The Hadapsar Loni Kalbhor metro line is the single biggest connectivity reset on this corridor. The Maharashtra Cabinet Infrastructure Committee approved two new Pune Metro Phase 2 spurs on 4 November 2025 at a combined cost of ₹5,704 crore. The Hadapsar to Loni Kalbhor stretch runs 11.35 km with 10 elevated stations: Hadapsar Phata, Hadapsar Bus Depot, Akashwani Hadapsar, Laxmi Colony, Stad Farm, Manjari Phata, Draksha Baug, Toll Naka, Wak Vasti and Loni Kalbhor. The Hadapsar Bus Depot to Saswad Road spur covers 5.57 km with four stations: Hadapsar Gliding Club, Fursungi IT Park, Sulabh Garden and Saswad Road Railway Station. Deputy Chief Minister Ajit Pawar has separately proposed a further extension from Loni Kalbhor to Uruli Kanchan along the Pune-Solapur highway, pending feasibility study.

Loni Kalbhor is the most misread address on the corridor. Brokers position every village layout in the surrounding belt at "Loni rate," leaning on the metro approval headline. The metro alignment, however, lands inside a clearly demarcated station influence zone. Plots beyond walking distance from the planned station alignment fall back into standard PMRDA Draft DP economics. Confirm the survey number against the metro DPR alignment sheet, check NA status, and verify the sanctioned layout before treating any "near metro" listing at face value.
